CONSTRUCTION CHANGE ORDER NUMBER: 10
Description of Construction Change Order
Contractor shall perform the following miscellaneous changes:
1. Install full-length mirrors in the interior restrooms
2. Install owner-furnished hand dryer in the exterior women’s restroom and a dedicated
circuit (from the electrical panel in the reception area) to provide necessary power
3. Provide additional work to clean-up water intrusion resulting from heavy rain that
entered the building
4. Delete HVAC ducting changes specified for the IT room
5. Install electric adapters for soap dispensers for the exterior restrooms to convert
them from battery operation to plug-in, per EWO #13
6. Delete replacement of concrete slab at entrance to exterior women’s restroom
7. Provide negotiated credit associated with completing the project within budget.
Justification
Justification for the above enumerated items are as follows:
1. The City requested this additional work after recognizing that the design did not
replicate a feature of the interior restrooms as was done for the exterior restrooms.
Reference EWO#03.1. This is in addition to what was specified in the original plans.
2. The City requested that the contractor install an owner-furnished Dyson hand dryer
in the exterior women’s restroom to supplement the specified paper towel dispensers.
Reference Contractor EWO#5.3. This is in addition to what was specified in the original
plans.
3. On February 1, 2024 water from heavy rainfall entered the back door of the building
and flowed through the hallway and into the interior restrooms and other areas.
Although the other areas were cleaned by another vendor, extra work was required of
the Contractor to clean their contract work area of the water intrusion. Reference
Contractor EWO#09.

4. Original contract-specified HVAC ducting changes in the IT room were determined to
be redundant (not necessary), as it was confirmed that climate control was provided
from an existing source. Reference Contractor EWO#12.
5. The City requested that electrical adaptors for the exterior restroom soap dispensers
be installed to convert them from the original contract-specified battery operation to
eliminate the need to replace batteries in the future and ensure uninterrupted operation.
Reference Contractor EWO #13.
6. After the door and threshold to the exterior women’s restroom was replaced, the
City’s Building Official confirmed that the existing entrance concrete slab was ADA
compliant, and therefore did not require replacement as originally specified in the
contract. Reference Contractor EWO #15.1.
7. During negotiations of change orders between Ambit and SunBeam Consulting,
Ambit offered a financial credit to help ensure that the project was completed within the
City’s authorized contract limit. Reference Contractor EWO#16.
In summary:
Items 1, 2, and 5 constitutes additional work (labor and materials) not specified in the
original contract plans or the contractor’s corresponding bid. Therefore, a change order
needs to be issued to account for the changes to the contract plans and the additional
cost for the Contractor to incorporate the changes.
Item 3 was an unforeseen condition not anticipated in the original contract or the
contractor’s corresponding bid. Therefore, a change order needs to be issued to
account for the additional cost for the Contractor to address the unforeseen condition.
Item 4 constitutes a deduction of work (labor and materials) from the original contract
plans and the contractor’s corresponding bid. Therefore, a change order needs to be
issued to account for the changes to the contract plans and the reduced cost for the
work not necessary for the Contractor to incorporate.
Item 7 is a negotiated credit that the Contractor agreed to in good faith to complete the
project within the authorized budget.
Cost Analysis
An independent estimate was generated for the labor and materials associated with the
changed work described above and compared the overall Ambit EWO costs. Note that
the additional work described in items 1, 2 and 5 do not include credits for materials
otherwise not installed, as no equipment substitutions are a part of these scope changes.
In total, the proposal received from Ambit was 8% less than Sunbeam estimate. Sunbeam
recommends acceptance of the proposal.

From time to time, City of Rancho Palos Verdes (we, us or Company) may be required by law to
provide to you certain written notices or disclosures. Described below are the terms and
conditions for providing to you such notices and disclosures electronicall y through the DocuSign
system. Please read the information below carefully and thoroughly, and if you can access this
information electronically to your satisfaction and agree to this Electronic Record and Signature

Getting paper copies
At any time, you may request from us a paper copy of any record provided or made av ailable

such request you must state your email address, full name, mailing address, and telephone
number. We will bill you for any fees at that time, if any.
To withdraw your consent with City of Rancho Palos Verdes
To inform us that you no longer wish to receive future notices and disclosures in electronic
format you may:
i. decline to sign a document from within your signing session, and on the subsequent page,

Acknowledging your access and consent to receive and sign documents electronically
