Description of Construction Change Order
(1) Replace existing rotted non-structural wooden studs in the interior restrooms with
new studs which will allow the associated drywall and restroom fixtures to be properly
affixed to the wall.
(2) Extend the project schedule by 10 working days to account for additional time
needed to obtain construction permits.
Justification
The existing rotten (and deemed un-reusable) studs were discovered after they were
exposed during initial demolition activities. Since the discovered condition of the studs
was not accounted for in the contract plans and the contractor’s associated bid, extra
work (labor, materials, and equipment) is required to remove the studs and provide new
studs that are suitable for property supporting the drywall and interior improvements
affixed to them. Therefore, a change order is needed to account for the change to the
contract documents and associated additional cost to complete the extra work.
Following issuance of contract notice-to-proceed, the project’s schedule (critical path, a
contract document) was delayed by 10 working days to facilitate completing the plan
check process and obtaining corresponding building permits. The building permits are
required to be issued before any construction work can begin. Since this delay was not
accounted for in the contract’s baseline schedule, a change order needs to be issued to
account for the delay outside the contractor’s control.

Cost Analysis
Sunbeam conducted an independent estimate of the time required for the carpenters to
remove and replace the rotted studs and other affected elements and applied to the
current carpenter prevailing wage rate, to which was added an estimate for the cost of
new materials. The Sunbeam estimate was 9% less than the Ambit proposal, and
therefore Sunbeam recommends the approval of the change order
Schedule Analysis
The additional time was the actual number of days that the project was delayed at the
start of the project.
