What makes your city great -is the diversity of single family housing in each neighborhood -in terms of size and design. I've practiced real estate since 1978 and I'm very fa millar with the marketing and sales history of single family homes in the area surrounding the subject site on which a second story is proposed. I have looked at the surrounding houses-particularly those next door or as close as one block away. As a professional broker -with extensive experience with sales in this very area -I want to go on record that the proposed second story will not decrease the market value of any of the houses in close or near proximity. On the contrary - a second floor additIon will increase the value of the subject home and will aid in maintaining the single family-orientation of this particular community. I am confident that approval of the house as proposed will not interfere with the current or future selling prices or increase time on the market for surrounding homes. I am available to discuss this matter further should you choose to contact me. :~A /.;1'~ Real Estate Broker Associate RE MAX Palos Verdes Realty From: Sent: To: Cc: Subject: Attachments: Leza Mikhail [LezaM@rpv.com] Friday,August 12,2011 2:18 PM 'Teri Takaoka' 'Carla Morreale' FW:Magalnic/6530:Letter to Haydens Microsoft Word -HOA Hayden 8-9-11.pdf Microsoft Word - HOA Hayden 8-... "We're very gratified that the California Supreme Court has agreed to take our case, issued the stay we requested to preserve the status quo,and that it is moving forward on an expedited basis,"said Chris McKenzie, executive director,League of California Cities."The redevelopment bills are unconstitutional, violating Proposition 22 and other provisions of the state constitution. We look forward to presenting our case to the Court very soon. We're confident the State Supreme Court will ultimately strike down this unconstitutional legislation that ignores the voters'will and that will destroy local economies." The court established an expedited briefing schedule designed to facilitate oral argument as early as possible in 2011,and a decision before Jan.15,2012,the date when redevelopment agencies are required to make their first payment. One can argue that both problems are safety-related and there seems to be community support to fix these in accordance with an overall park plan for minimal improvements. If the city can use these funds I would encourage staff to look at this park. Please forward this if you think someone else should see this.
