RECOMMENDATION
Introduce Ordinance No._,approving a correction to the City's Official Zoning Map,
whereby 12 properties within the Portuguese Bend community were incorrectly identified
with rs-2 zoning on the recent digitized version of the Official Zoning Map,whereas the
correct zoning for the 12 properties is rs-1 .
BACKGROUND
On November 1,2011,the City Council adopted Ordinance No.528,which instated an
updated digitized Zoning Map as the City's Official Zoning Map.The updated Zoning Map,
through the digitized use of color and refined lines,provides a much clearer reading of the
City's zoning districts,overlays and special districts.The updated Zoning Map went into
effect on December 2,2011 and has proven to be much more user-friendly to residents,
applicants and Staff alike.Recently,it came to Staff's attention that some residential
properties within the Portuguese Bend area had been incorrectly identified with a rs-2
zoning district on the new Zoning Map.Specifically,the boundary line between the rs-1
and rs-2 zoning districts was placed in the wrong location on the new map.An ordinance is
being introduced tonight to correct this inadvertent error.
DISCUSSION
The digitized Zoning Map that was adopted by the City Council last year made no changes
to the zoning boundaries but did provide a clearer,more refined version of the City's
original Zoning Map that was last revised (see attached)in 1986.Staff recently noticed
that an area in the northern portion of the Portuguese Bend community involving 12
properties was incorrectly labered with rs-2 zoning instead of the rs-1 zoning shown for the

12 properties on the 1986 Zoning Map.The mistake occurred because the boundary line
between rs-2 and rs-1 within this area was difficult to ascertain and distinguish from the
more noticeable Equestrian overlay area boundary line located in the same area.In order
to correct this error as soon as possible,Staff is recommending that the City Council
introduce an Ordinance that corrects the Official Zoning Map so that the 12 properties
incorrectly identified with rs-2 zoning are correctly zoned rs-1 by adjusting the boundary line
between the rs-1 and rs-2 zoning districts,as shown on the attached graphic.
ADDITIONAL INFORMATION
Public Notice
The Council's approval of a corrected Zoning Map does not require a public notice or public
hearing since the Council's action is not amending the Zoning Map but is simply correcting
the zoning map to match the previously adopted 1986 Zoning Map.
CONCLUSION
Based upon the discussion above,Staff recommends that the Council introduce Ordinance
No._,approving the corrected Official Zoning Map to include the adjusted zoning district
boundary line between rs-1 and rs-2 in the Portuguese Bend residential area.

AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF RANCHO
PALOS VERDES TO REVISE THE CITY'S OFFICIAL DIGITIZED
ZONING MAP OF THE CITY OF RANCHO PALOS VERDES TO
CORRECT AN ERRORONOUS ZONING DISTRICT BOUNDARY LINE.
WHEREAS,on November 1,2011,the City Council adopted Ordinance No.528,
accepting the updated digitized Zoning Map as the City's Official Zoning Map;and
WHEREAS,on December 2,2011,the updated digitized Official Zoning Map
went into effect;and
WHEREAS,after its adoption,City Staff ascertained that the City's updated
digitized Official Zoning Map incorrectly designated an area within the Portuguese Bend
Community as rs-2 so that the zoning of the affected area does not match the original
1986 Zoning Map,which designated the area as rs-1.Accordingly,an additional
revision to the Official Zoning map is necessary to adjust the zoning district boundary
line to its original correct location and correct the zoning designation;and
NOW,THEREFORE,THE CITY'COUNCIL OF THE CITY OF RANCHO PALOS
VERDES DOES HEREBY FIND,DETERMINE,AND RESOLVE AS FOLLOWS:
SECTION 1:The Official digitized Zoning Map,as previously adopted by Ordinance
No.528,shall be corrected to adjust the zoning district boundary line in the Portuguese
Bend area so that City's Official Zoning Map correctly identifies this area as "rs-1"rather
than "rs -2."
SECTION 2:The revised digitized Zoning Map as set forth in Exhibit 'A'hereto shall
be the Official Zoning Map of the City of Rancho Palos Verdes.

AN ORDINANCE OF THE CITY OF RANCHO PALOS VERDES
APPROVING ZONE CHANGE NO.12 CHANGING THE ZONING
FROM COMMERCIAL NEIGHBORHOOD TO RESIDENTIAL
MULTI-FAMILY,8 DWELLING UNITS PER ACRE (RM-8)
WHEREAS,Bredero Hawthorne has applied for Zone Change No.12;and
WHEREAS,the City Council has held a public hearing on this matter on
July 17,1984 at which time all interested parties were given an opportu-
nity to be heard and present evidence;
NOW,THEREFORE,THE CITY COUNCIL OF THE CITY OF RANCHO PALOS VERDES
DOES HEREBY FIND AND RESOLVE AS FOLLOWS:
Section 1:The City Council has reviewed and considered the contents
of Environmental Impact Report No.22 in reaching its decision on Zone
Change No.12 and that this Zone Change will not result in a significant
environmental effect.

Neighborhood to Residential Multi-Family,8 dwelling units per acre (RM-8).
Section 5:The City Council hereby directs the City Clerk to cause
said changes to be made to the Official Zoning Map.
