A RESOLUTION OF THE PLANNING COMMISSION OF
THE CITY OF RANCHO PALOS VERDES GRANTING
VARIANCE NO. 180 AND COASTAL PERMIT NO. 37
FOR THE APPROVAL OF AN ADDITION TO A SINGLE
FAMILY HOME IN THE RS-2 ZONING DISTRICT, AT
4115 MARITIME ROAD.
WHEREAS , Donald Barclay, property owner, has requested
approval of a Variance and a Coastal Permit to construct a 250
square foot addition to a single-family home on property located
at 4115 Maritime Road.
WHEREAS, after notice issued pursuant to the provisions of
the City' s Development Code , hearings were held on November 24
and December 8 , 1987 at which time all interested parties were
given an opportunity to be heard and to present evidence .
NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF RANCHO
PALOS VERDES DOES HEREBY FIND, DETERMINE AND RESOLVE AS FOLLOWS :
Section 1 : The proposed development is in conformance with
RS-2 Zoning Provisions and will not be contrary to the objectives
of the General Plan or the policies and requirements of the
Coastal Specific Plan;
Section 2 : The proposed development, which is located
between the sea and the first public road, is in conformance with
the applicable public access and recreation policies of the
Coastal Act;
Section 3 : That there are exceptional or extraordinary
circumstances or conditions applicable to the property involved,
or to the intended use of the property, which do not apply
generally to other property in the same zoning district because
the lot size is significantly smaller which results in a smaller
square footage allowed for lot coverage;
Section 4 : That such Variance is necessary for the
preservation and enjoyment of a substantial property right of the
applicant, which right is possessed by other property owners under
like conditions in the same zoning district which have standard
lot sizes;
Section 5 : That the granting of the Variance will not be
materially detrimental to the public welfare or injurious to
property and improvements in the area in which the property is
located, because the addition adheres to all other development
code criteria for such rear yard additions;

' Section 6 : For the foregoing reasons , the Planning
Commission of the City of Rancho Palos Verdes hereby approves
Variance No . 180 and Coastal Permit No. 37 , subject to the
conditions of approval in Exhibit "A" , which are necessary to
protect the public health, safety and general welfare in the area
and will make possible development of the City in an orderly and
efficient manner and in conformity with the intent and purposes
set forth in the Development Code and the Coastal Specific Plan.
PASSED, APPROVED and ADOPTED this 8th day of December, 1987 .

Exhibit "A"
Condition of Approval
Variance No . 180 and Coastal Permit No . 37
1 . Development shall comply with plans titled "Barclay
Rev. 11/30/87 , " consisting of three sheets , except as
modified by the following conditions :
A. Said addition shall not exceed 250 square feet .
B. Maximum eave projection into the side yard is 20" with an
8 ft. clearance .
2 . A soils/geology report shall be submitted, analyzing any
geologic impacts associated from this addition. Such report
shall be forwarded to the City Geologist and any mitigation
measures shall be complied with prior to issuance of a
building permit .
3 . This variance is valid for 180 days , unless an extension is
granted by the Planning Commission not to exceed an
additional 90 days .
