A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY
OF RANCHO PALOS VERDES APPROVING EXTREME SLOPE PERMIT
NO. 31 FOR A DECK TO CANTILEVER 6 FEET OVER AN
EXTREME SLOPE AT 28533 SEAMOUNT.
WHEREAS, Mr. and Mrs. Martin Shean submitted Extreme Slope
Permit No. 31 on January 30, 1992, to allow a wooden deck to
cantilever six feet over an extreme slope.
WHEREAS, after notice pursuant to the City's Development
Code, a public hearing was held on April 15, 1992 at which time
all interested parties were given an opportunity to be heard
and present evidence.
NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF
RANCHO PALOS VERDES DOES HEREBY FIND, DETERMINE, AND RESOLVE AS
FOLLOWS:
Section 1: That the site cannot reasonably accommodate the
structure in another location not involving an extreme slope,
since the subject property is an irregular shaped flag lot with
a limited pad area and the west side yard is used for driveway
and parking area and a pool is located in the east yard.
Although a deck addition would be feasible in the front yard,
it is no a viewing area.
Section 2: That the granting of an extreme slope
permit will not be materially detrimental to the public welfare
or injurious to the area in which the property is located,
since the proposed deck would not be visible from the street
and would not impair the views or adversely impact the privacy
of adjacent properties.
Section 3: That there would be no significant disturbance
to the slope since the deck would cantilever 6' in the rear
yard slope with no vertical support members and grading for the
construction of footings at the toe of the slope would be
minimal.
Section 4: That the extreme slope permit is not in
contrary to the provisions of the General Plan since the
proposed deck would not alter the existing residential use of
the site and is in conformance with all land use control
elements in the General Plan.
Section 5: For the foregoing reasons and based on
information and findings included in the staff report, minutes
and evidence presented at the public hearing, the Planning
Commission of the City of Rancho Palos Verdes hereby approves
Extreme Slope No. 31 thereby approving a 172 square
foot deck to extend 6 feet onto an extreme slope subject to the
conditions of approval attached in Exhibit "A", which are
necessary to protect the public health, safety and welfare.

Exhibit "A"
1. In accordance with the provisions of 17.57. 060, the deck
shall be of color that blends with the natural landscape and
maintenance thereof and shall subject to approval by the
Director of Environmental Services prior to painting.
2 . The proposed deck shall be screened from adjoining
residences by planting vegetation at the base of the deck.
A landscape plan indicating such screening shall be
submitted to the Acting Director of Environmental Services
for review.
3 . Vegetative screening for the deck shall not exceed a
height of 6 feet.
4. No grading or other disturbance shall be permitted on the
extreme slope.
