A RESOLUTION OF THE PLANNING COMMISSION
OF THE CITY OF RANCHO PALOS VERDES APPROVING
A REVISION TO GRADING PERMIT NO. 1151 AS
APPROVED FOR TRACT NO. 46422 LOCATED AT
PALOS VERDES DRIVE WEST AND ALIDA PLACE.
WHEREAS, on November 1, 1988, the City Council of the City of
Rancho Palos Verdes adopted Resolution No. 88-66 to allow development
of 7 residential lots in the RS -4 zone located near the northern City
boundary along Palos Verdes Drive West adjacent to Palos Verdes
Estates; and
WHEREAS, Resolution No. 88-66 approving Tract 46422 included
conditions of approval for both the Tract and for grading rather than
separating the conditions into distinct documents; and
WHEREAS, the "As -Built Grading Plan" differs from the approved
grading plan in that the total grading was approximately 1,623 cubic
yards less than previously approved, the total buildable padtareas on
Lots 3, 5, and 6 have been reduced, and the pad elevations on Lots 4
and 5 are five to seven feet lower than previously approved; and
WHEREAS, it is the intention of the Planning Commission to
separate grading conditions from the Tentative Tract Conditions of
Approval; and
'WHEREAS, on June 11, 1991, the Planning Commission of the City of
Rancho Palos Verdes reviewed the "As -Built Grading Plan" in relation to
the previously approved grading plan.
NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF RANCHO PALOS
VERDES DOES HEREBY FIND, DETERMINE, AND RESOLVE AS FOLLOWS:
Section 1: The revised grading is not excessive beyond that
necessary for the permitted primary use of the lot in that the total
grading required for the "As -Built Grading Plan" is less than
previously approved for the Tract..
Section 2: The revised grading does not significantly adversely
affect the visual relationships with, nor the views from, neighboring
sites in that the pad elevations on Lots 4 and 5 are lower than pad
elevations previously approved and the pad elevations on all other lots
are the same as those previously approved.
Section 3: The nature of the revised grading minimizes disturbance
to the existing contours in that the total grading required for the
"As -Built Grading Plan" is less than previously approved, and grading
in conformance with the previously approved plans would require
approximately 2,500 to 3,000 cubic yards of imported fill material.
Section 4: For the foregoing reasons and based on the information
and findings included in the Staff Report and records of proceedings,
the Planning Commission hereby approves the request for approval of
Grading Permit No. 1151 - Revision "C" to allow modification to the
previously approved grading plan subject to the Conditions of Approval
in Exhibit "A" which are necessary to protect the public health,
safety, and welfare.

EXHIBIT "A"
CONDITIONS OF APPROVAL
GRADING PERMIT NO. 1151 - REVISION "C"
TRACT 46422
1. All conditions of approval as required by C.C. Resolution No. 88-
66, Grading Permit 1151 - Revision, and Grading Permit No. 1151 -
Revision "B" still apply unless otherwise modified below.
2. Grading on all lots shall conform to Chapter 17.50 of the Rancho
Palos Verdes Development Code, unless otherwise noted below.
3. Grading on Lots 1, 2, 4, and 7 is limited to less than 50 cubic
yards per lot for landscaping, drainage, and other minor
alterations. Grading in excess of 50 cubic yards, or grading to
lower the pad elevations of each lot shall require review and
approval by the Planning Commission.
4. On Lots 3 and 6, grading in excess of the guidelines set forth in
Chapter 17.50, or grading to lower the pad elevations of each lot
shall require review and approval by the Planning Commission.
5. Grading on Lot 5 is limited to a maximum of 250 cubic yards. One
retaining wall in the eastern slope of Lot 5 up to a maximum of 8
feet in height may be used. Grading in excess of 250 cubic yards,
or grading to lower the pad elevation shall require review and
approval by the Planning Commission.
6. Prior to issuance'of final building permits, the developer of each
lot shall correct all on site drainage deficiencies, if any,
identified by the Division of Building and Safety or the
Department of Public Works.
