A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF RANCHO PALOS VERDES APPROVING REVISION "F"
TO CONDITIONAL USE PERMIT NO. 101 TO ALLOW FOR
CONVERSION OF THE EXISTING RETAIL MARKET TO A
NON -RETAIL RESTAURANT USE, RELOCATION OF THE
BAR, AND AN INCREASE IN THE AMOUNT OF ALLOWABLE
NON -RETAIL USE IN THE TERRACES SHOPPING CENTER
AT 28901 S. WESTERN AVENUE.
WHEREAS, Joseph Pizzocchieri has requested a
modification to the existing use of a commercial business
located at 28901 S. Western Avenue, Suite 321, and a
reclassification of a portion of the use from retail to non -
retail; and
WHEREAS, a public hearing was held on Tuesday, November
13, 1990, at which time all interested parties were given the
opportunity to be heard and present evidence.
NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF
RANCHO PALOS VERDES DOES HEREBY FIND, DETERMINE, AND RESOLVE
AS FOLLOWS:
Section 1: That there will be no significant
environmental impacts resulting from this revision in that
the mitigation measures of the Final Negative Declaration for
Environmental Assessment No. 477 shall continue to apply.
Section 2: That the increase in parking demand generated
by the change in use is adequately addressed by the joint
uses parking standards for commercial zones.
Section 3: That the attached Conditions of Approval in
Exhibit "A" will ensure that the project is developed in a
manner consistent with the requirements of the Building
Code.
Section 4: For the foregoing reasons and based on
.information and findings included in the staff report, and
evidence presented at the public hearing, the Planning
Commission hereby approves the request to allow for
conversion of the existing retail market to non -retail
restaurant use, relocation of the bar, and an increase in the
amount of non -retail uses in the Terraces shopping center
located at 28901 S. Western Avenue, Suite 321, subject to the
conditions contained in Exhibit "A" which are necessary to
preserve the public health, safety, and general welfare in
the area.
PASSED, APPROVED, and ADOPTED this 13th day of November,
1990.

CONDITIONAL USE PERMIT NO. 101 - REVISION F
28901 S. WESTERN AVENUE
CONDITIONS OF APPROVAL
1. The applicant shall comply with all recommendations and
requirements of the Division of Building and Safety. If
unable to comply with the requirements, the applicant
shall abandon the requested modifications, and the area
to be converted shall remain as a retail market use.
2. The limit for non -retail uses in the center has been
reached., Further requests for non -retail uses in the
center are subject to review by the Planning Commission
and a revision to the Conditional Use Permit.
3. The applicant or landowner shall submit to the City
evidence that the change in use will not result in a
substantial conflict of the principal operating hours of
each use located on Level "C" of the center.
