PC RES 1990-016P.C. RESOLUTION NO. 90-16 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF RANCHO PALOS VERDES APPROVING AN EXTENSION TO CONDITIONAL USE PERMIT NO. 132 TO ALLOW MULTIPLE USES TO OPERATE AT THE MIRALESTE ELEMENTARY SCHOOL LOCATED AT 6245 VIA CANADA. WHEREAS, on March 27, 1990, a hearing was held at which time all interested parties were given an opportunity to be heard and present evidence. NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF RANCHO PALOS VERDES DOES HEREBY FIND, DETERMINE AND RESOLVE AS FOLLOWS: Section 1: The site is adequate to accommodate the existing uses, since the site is 6 acres in size and the uses are not more intense than the previous elementary school use. Section 2: The site is adequately served for access by Palos Verdes Drive East, Via Canada, and Picardie Road, and adequate on- site and off-site stripped parking is provided. Section 3: There will be no adverse effect upon adjacent properties as the project has been conditioned to mitigate any adverse impacts, and the uses are similar to the previous elementary school use. Section 4: The proposed uses are not contrary to the General Plan, since they provide valuable community services at a convenient location and allow community use of the grounds and playing fields. Section 5: For the foregoing reasons, the Planning Commission of the City of Rancho Palos Verdes hereby approves an extension to Conditional Use Permit No. 132. This approval will now expire on March 27, 1991. The approval is subject to the conditions in the original Conditional Use Permit, P.C. Resolution No. 87-76 and the additional conditions in the attached Exhibit "A", which are necessary to protect the public health, safety, and welfare. APPROVED and ADOPTED this 27th day 71 Obert Benard Director of Environmental Services and Secretary to the Commission EXHIBIT "A" CONDITIONAL USE PERMIT NO. 132 - EXTENSION 6245 VIA CANADA 1. The trash enclosures required in Condition 4b of Resolution 87-76 are no longer required. The trash dumpsters must be located so they are not visible from the street or adjacent properties. 2. All other conditions of original Conditional Use Permit No. 132 remain in effect. 3. The property shall be continuously maintained, so as to meet the following standards: A. All structures shall be painted, and all painted surfaces, including doors or other surfaces, shall be maintained free of dirt, graffiti, cracks, chips, or other visible surface flaws; B. All doors shall be restored to a working, weather -tight and lockable condition; C. All windows shall be restored to a working, weather -tight screened and lockable condition, with no broken glass or substituted wooden panels; D. The existing tile roof shall be restored to a weather- proof and structurally sound condition through replacement and/or repair with new roof tiles of the same, size, color, material and quality as the existing roof when it was originally installed; and, E. The grounds surrounding the structures, including, but not limited to, paved and landscaped play areas and parking areas, shall be maintained in a clean, litter -and weed - free condition. All landscaped areas shall be maintained in a green and growing condition and shall receive regular cutting and tramming at intervals not to exceed thirty (30) days. 4.
