P.C. RESOLUTION NO. 90 - 2
A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF RANCHO PALOS VERDES APPROVING VARIANCE
NO. 251 FOR A DOWNSLOPE HEIGHT OF A SINGLE
FAMILY RESIDENCE TO EXCEED 30 FEET AT 32410
NAUTILUS DRIVE.
WHEREAS, Mr. Mat Vand has requested a Variance to allow the
downslope height of a single family residence currently under
construction to exceed 30 feet by 1 foot 6 inches in order to add
a pitched roof on the structure.
WHEREAS, after notice pursuant to the City's Development
Code, a public hearing was held on January 9, 1990 and January 23,
1990, at which time all interested parties were given an
opportunity to be heard and present evidence.
NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF RANCHO
PALOS VERDES DOES HEREBY FIND, DETERMINE AND RESOLVE AS FOLLOWS:
Section I: That there are exceptional or extraordinary
circumstances or conditions applicable to the property since the
lot has an unusual configuration and had an extreme slope adjacent
to the front property line which necessitated the garage to be
semi-subterranean to allow access.
Section 2: That a Variance is necessary to preserve or allow
the enjoyment of a substantial property right of the applicant
which is possessed by other property owners under similar
conditions in the same zoning district, since the pitched roof is
compatible with the Mediterranean style architecture in the
immediate neighborhood.
Section 3: That the granting of the Variance will not be
materially detrimental to the public welfare and injurious to
property and improvements in the area in which the property is
located, since the addition of a pitched roof will improve the
appearance of the structure when viewed from the residences above
and not cause view obstruction.
Section 4: That the Variance is not contrary to the
objectives of the General Plan since the additional height does
not cause view obstruction and is compatible with the visual
character of the surrounding residences.
Section 5: For the foregoing reasons, the Planning
Commission of the City of Rancho Palos Verdes hereby approves
Variance No. 251, subject to the conditions of approval attached
in Exhibit "A" .

EXHIBIT "A"
VARIANCE NO. 251
Conditions of Approval
1. The maximum downslope height of the structure shall not
exceed 31 feet 6 inches and a ridge elevation of 143.0' .
2. The roof material shall be a red Spanish- style tile, subject
to the review and approval of the Director of Environmental
Services.
3. The flat portion of the mansard roof shall be covered by
crushed tile or rock to match the color of the tile roof.
