A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY
OF RANCHO PALOS VERDES APPROVING VARIANCE NO. 244 TO
ALLOW AN EXISTING ACCESSORY STRUCTURE TO REMAIN AT
27809 LONGHILL DRIVE.
WHEREAS, on September 25, 1989, Mr. and Mrs. Theodore
Haggstrom submitted a Variance application to request approval to
allow an existing accessory deck structure to encroach 7 feet 4
inches into the required rear setback and 3 inches into the
required side setback and to exceed the maximum allowable height
for accessory structures by 2 feet 2 inches.
WHEREAS, on January 9, 1990, the Planning Commission held a
public hearing to consider this request at which time all
interested parties were invited to attend and give testimony.
NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF RANCHO
PALOS VERDES DOES HEREBY RESOLVE:
Section 1 : That there are exceptional circumstances and
conditions applicable to the property which do not apply generally
to other properties in the same zoning district, in that the
subject property is at an 8 - 10 foot lower grade than the rear
upslope properties, whereas no visible impairment from the
existing accessory structure would result.
Section 2: That the Variance is necessary for the
preservation and enjoyment of a substantial property right of the
landowner. There is limited recreational space in the rear yard
due to topography and site development.
Section 3: That the granting of the Variance will not be
materially detrimental to the public health, safety and welfare
since the existing accessory structure is not visible or
accessible to the public and will not adversely impact the
property values of surrounding properties.
Section 4: The existing accessory structure is in
conformance with the General Plan as residential densities are
preserved, views are protected and the residential neighborhood is
improved.
Section 5: For the foregoing reasons, the Planning
Commission hereby approves Variance No. 244 subject to the
conditions included in attached Exhibit "A" , said conditions being
necessary for the protection of the public health, safety and
general welfare.
PASSED, APPROVED and ADOPTED on this 9th day of January,

1. The property owner shall submit a Landscape Covenant to the
Director of Environmental Services prior to issuance of a
building permit. The height of the vegetation on the
property shall be maintained in a manner which screens the
accessory structure from neighboring properties so long as no
significant view impairment results as described in Municipal
Code Section 17.02.040 C.2.
2. A building permit for the existing accessory structure shall
be obtained.
