P.C. RESOLUTION NO. 89-73
A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF RANCHO PALOS VERDES APPROVING
CONDITIONAL USE PERMIT NO. 148 TO ALLOW THE
FACADE REMODEL OF AN EXISTING COMMERCIAL CENTER,
THE EXTENSION OF A ROOF CANOPY AND A NEW
EQUIPMENT SCREEN CAP AT 28350 - 28358 WESTERN
AVENUE, "WESTMONT PLAZA".
WHEREAS, Diversified Development Company has made application
to allow the exterior facade remodel for an existing commercial
center at 28350 -28358 Western Avenue, Westmont Plaza; and
WHEREAS, a public hearing was held on December 12, 1989, at
which time all interested parties were given an opportunity to be
heard and present evidence;
NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF RANCHO
PALOS VERDES DOES HEREBY FIND, DETERMINE, AND RESOLVE AS FOLLOWS:
Section 1: That the site is adequate in size and shape to
accommodate the proposed use, since the remodel will not expand
the existing use of the site;
Section 2: That the site for the proposed use relates to
Western Avenue, which as properly designed to carry the.type and
quantity of traffic generated by the subject use, since the
remodel will not general more traffic;
Section 3: That there will be no adverse effects upon
adjacent properties or the permitted use thereof; since the roof
canopy will not exceed the existing height of the equipment
screening and the new equipment screening top will provide better
screening of the roof equipment from adjacent residences
Section 4: That the proposed uses are not contrary to the
General Plan, since the center as a commercial use an a commercial
zone;

Section 5 : For the foregoing reasons , the Planning
Commission of the City of Rancho Palos Verdes hereby approves
Conditional Use Permit No . 148 , subject to conditions contained in
Exhibit "A" , attached hereto and made a part hereof which are
deemed necessary to protect 'he public health, safety and general
welfare in the area.
PASSED, APPROVED, and ADOPTED this 12th day of December 1989 .

EXHIBIT "A"
Conditional Use Permit No. 148
28350 - 28358 Western Avenue
1. The owner shall submit a City Landscape Covenant to Protect
Views prior to building permit issuance. All existing trees
on the site which currently impact views shall be pruned to
restore views prior to building permit issuance.
2. The new roof canopy and new roof equipment screening cap shall
not exceed the height of the existing roof equipment
screening.
3. The existing major tenant identification signage on the canopy
may be replaced on the new canopy. No new signage is
approved. A complete sign program for the entire center shall
be submitted prior to building permit issuance. The program
shall specifically address the non -conforming signs and how
the center proposes to bring the signs into conformance by
October 2, 1990. All signs consistent with the Development
Code shall be installed by October 2, 1990.
