A RESOLUTION OF THE PLANNING COMMISSION
OF THE CITY OF RANCHO PALOS VERDES DENYING
THE APPEAL OF HEIGHT VARIATION NO . 616
THEREBY APPROVING THE PROJECT AT 30741
GANADO DRIVE .
WHEREAS , the Director of Environmental Services approved
Height Variation No . 616 for a two story addition at 30741 Ganado
Drive ; and
WHEREAS , on July 25 , 1989 , Mr. John Dailey and Mr. Kean
Hamilton filed an appeal with the Planning Commission within 15
days of the decision of the Director of Environmental Services ;
and
WHEREAS , after notice pursuant to the City ' s Development
Code , a public hearing was held on October 10 , 1989 , at which time
all interested parties were given an opportunity to be heard and
present evidence .
NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF RANCHO
PALOS VERDES DOES HEREBY FIND, DETERMINE AND RESOLVE AS FOLLOWS :
Section 1 : That the proposed structure is designed and
situated in such a manner as to minimize view obstruction since
the addition is located to the rear of the existing two story
structure and has been designed with a balcony area at the rear to
step the structure down in the rear. As conditions of approval
mature vegetation along the property line shall be laced to
restore a significant portion of the ocean view and the landowner
shall sign a Covenant agreement to maintain the vegetation in an
approved condition to protect views .
Section 2 : That any view impairment for the portion of the
proposed addition over 16 feet high does not significantly impair
the primary view from the two properties east of the subject
parcel which were identified as having a view as set forth in the
City ' s Development Code .
Section 3 : That the proposed structure is not located on a
ridge or promontory .
Section 4 : That the structure does not significantly impair a
view or vista from public property (parks , major thoroughfare ,
bikeway, walkway, equestrian trial etc . ) which has been identified
in the City ' s General Plan, Coastal Specific Plan or City-approved
viewing area.

Section 5: That there is no significant cumulative impact
caused by granting the application since the proposed project
would not be seen from the primary viewing areas of any property
in the area.
Section 6: That after consideration of the appeal of Height
Variation No. 616 on October 10, 1989, the Planning Commission
denied the appeal and thereby approved the project at 30741 Ganado
Drive subject to the conditions attached as Exhibit "A" .
PASSED, APPROVED, and ADOPTED this 10th day of October 1989.

EXHIBIT "A"
Height Variation No . 616-Appeal
30741 Ganado Drive
1 . A City Landscape Covenant to maintain property to protect
views shall be submitted to be recorded prior to issuance of
Building Permits .
2 . All setbacks to conform to approved plans .
3 . Maximum ridge height to be certified at 22 feet 6 inches .
4 . The oleanders and the hedge adjacent to 30747 Ganado Drive is
to be laced out and maintained to provide a view from this
property .
5 . The proposed balcony at the rear is to be modified , prior to
permit issuance , to reduce the balcony ' s proximity to the
adjacent neighbor at 30747 Ganado by 2 feet .
