P.C . RESOLUTION NO. 89-60
A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF RANCHO PALOS VERDES APPROVING CONDITIONAL USE
PERMIT NO. 33 REVISION "L" AND EXTREME SLOPE
PERMIT NO. 15 AT 1 BURRELL LANE.
WHEREAS , Mr. and Mrs . Robert Vitro have requested a revision
to the original Conditional Use Permit and an Extreme Slope Permit
to allow one three foot six inch deck to cantilever over an
extreme slope at 1 Burrell Lane ; and
WHEREAS , after notice pursuant to the City ' s Development
Code , a public hearing was held on September 26 , 1989 , at which
time all interested parties were given an opportunity to be heard
and present evidence .
NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF RANCHO
PALOS VERDES DOES HEREBY FIND, DETERMINE AND RESOLVE AS FOLLOWS :
Section 1 : That the site cannot reasonably accommodate the
structure in another location not involving an extreme slope since
the dwelling has been designed to maximize conformance with the
original Conditional Use Permit location and there is limited
land on the view side of the structure for outdoor living area.
Section 2 : That permitting the deck would not have an adverse
effect on the visual impact from neighboring properties and from a
major thoroughfare since the deck has been reduced to a minor
structure , designed to appear as an integral part of the
dwelling and further controlled through the attached conditions in
Exhibit "A" .
Section 3 : That there will be insignificant disturbance to
the slope , since any earth movement and disturbance to the slope
during the construction phase of this structure can be repaired.
Section 4 : That granting of such an approval would not be
contrary to the General Plan.
Section 5 : For the foregoing reason, the Planning Commission of
the City of Rancho Palos Verdes hereby approves Conditional Use
Permit No . 33 revision "L" and Extreme Slope Permit No . 15 .
APPROVED, and ADOPTED on October 10 , 1989 .

Grading No. 1291; Extreme Slope No. 15
1 Burrell Lane
1. A City Landscape Covenant to maintain property to protect
views shall be submitted to be recorded prior to issuance of
Building Permits.
2. Setbacks to conform to approved pians.
3. The property owner shall record a Covenant stating that no
structures such as decks and fences shall be placed on any
ridge or other sensitive visual area.
4. Maximum grading 582 cubic yards cut and fill.
5. The retaining wall along the eastern property line adjacent
to the driveway, shall not exceed 5'-0".
6. No additional lot coverage or grading shall be approved in
the future without an additional revision to the Conditional
Use Permit.
7. Maximum ridge height 1185.5; top of lowest foundation 1170.0
feet: Certification of rough grades and ridge required.
8. Landowner shall submit a landscape, fencing, lighting and
irrigation plan to be reviewed and approved by the Director
of Environmental Services prior to final inspection.
Wall height shall be limited to 42 inches aside from one 5
foot maximum adjacent to the driveway.
*No lighting shall be permitted on Tennis Court.
*All fencing shall be 90% light and air.
9. one 3'-6" deck shall be permitted to be constructed over
extreme slopes.
10. Solar panels, if roof mounted, shall not exceed the approved
ridge line.
