A RESOLUTION OF THE PLANNING COMMISSION
OF THE CITY OF RANCHO PALOS VERDES
APPROVING VARIANCE NO. 237 AT 6624 MONERO.
WHEREAS, Mr. and Mrs. Stewart Kanemaki have requested a
Variance to allow a reduction in the required 50% landscaping in
the front setback and an addition to encroach 8 feet into the 20
foot front setback at 6624 Monero as required by the City
Development Code; and
WHEREAS, after notice pursuant to the City's Development
Code, a public hearing was held on September 26, 1989, at which
time all interested parties were given an opportunity to be heard
and present evidence.
NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF RANCHO
PALOS VERDES DOES HEREBY FIND, DETERMINE AND RESOLVE AS FOLLOWS:
Section 1: That there are exceptional circumstances and
conditions applicable to the property which do not apply generally
to other properties in the same zoning district, in that numerous
homes along Monero built in the vicinity of the subject property
possess 12 foot setbacks for indirect and direct access garages
and these properties have limited secured outdoor recreational
space due to topography and site development.
Section 2: That the Variance is necessary for the
preservation and enjoyment of a substantial property right of the
landowner. There is limited area in the rear or side yards to
develop since approximately one third of the 10,710 square foot
lot is comprised of extreme slope.
Section 3: That granting of Variance will not be materially
detrimental to the public health, safety, and welfare since the
improvements will be compatible with the neighborhood development
style and will not adversely impact the property values of
surrounding properties.
Section 4: The proposed development is in conformance with
the General Plan as residential densities are preserved, adequate
off street parking is provided and views are protected.
Section 5: For the foregoing reasons, the Planning
Commission of the City of Rancho Palos Verdes hereby approves
Variance No. 237.

1. A City Landscape Covenant to maintain property to protect
views shall be submitted to be recorded prior to issuance of
Building Permits.
2. All setbacks to conform to approved plans.
3. 12'-6" minimum front setback measured from the front property
line approved. Property line to be verified prior to permit
issuance.
4. Automatic roll -up garage door opener to be installed prior to
final inspection.
