A RESOLUTION OF THE PLANNING COMMISSION OF
THE CITY OF RANCHO PALOS VERDES GRANTING A
CONDITIONAL USE PERMIT REVISION FOR TWO PATIOS,
A SPA, WALKWAYS AND A FOUNTAIN ADDITION TO AN
EXISTING SINGLE FAMILY RESIDENCE AT 2938 VISTA
DEL MAR.
WHEREAS, Dwight Hanger has requested a Conditional Use Permit
Revision to allow two patios, a spa, walkways and a fountain and
to decrease the required minimum open space.
WHEREAS, after notice issued pursuant to the provisions of
the City's Development Code, A hearing was held on May 9, 1989, at
which time all interested parties were given an opportunity to be
heard and to present evidence.
NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF RANCHO
PALOS VERDES DOES HEREBY FIND, DETERMINE AND RESOLVE AS FOLLOWS:
Section 1: That the proposed additions are consistent with
the original Conditional Use Permit.
Section 2: That the private outdoor living area is in excess
of the requirements for a Residential Planned development.
Section 3: That the proposed project is not contrary to the
General Plan since conformance has been insured by site design and
landscaping requirements, which are included as conditions of
approval to this permit.
Section 4: That given the project's location, site design
and conditions imposed through this permit, the granting of this
Conditional Use Permit Revision will not significantly adversely
affect the peace, health, safety, or general welfare of the area,
nor will it be materially detrimental to property values,
jeopardize, endanger or otherwise constitute a menace to the
public health, safety, and welfare of persons in the surrounding
area.
Section 5: For the foregoing reasons, the Planning
Commission oftheCity of Rancho Palos Verdes hereby grants a
Conditional Use Permit Revision for the use described herein,
subject to the conditions contained in Exhibit "A", which are
necessary to protect the public health, safety and general welfare
in the area.

CONDITIONAL USE PERMIT NO. 23 - REVISION "EE"
2938 VISTA DEL MAR
1. A landscape, irrigation, and fencing plan for the entire
property shall be submitted to the Director of Environmental
Services for review and approval. The plan shall include
open fence (90% light and air) in the rear yard from the rear
of the building to the rear property line along Palos Verdes
Drive East. Landscaping shall be consistent with the Seacliff
Bills Guidelines.
2. A landscape covenant shall be recorded and run with the land.
Landscaping on the property shall be maintained so It does
not cause significant view obstruction for surrounding
properties.
