A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF RANCHO PALOS VERDES APPROVING EXTREME
SLOPE PERMIT NO. 12, COASTAL PERMIT NO. 69 AND
MINOR EXCEPTION PERMIT NO. 333 FOR A DECK EXTENDING
A MAXIMUM OF SIX (6) FEET OVER AN EXTREME SLOPE
AND ENCROACHING THREE (3) FEET INTO THE REAR YARD
SETBACK AT 92 YACHT HARBOR.
WHEREAS, Eric Johnson has requested an Extreme Slope Permit,
Coastal Permit and Minor Exception Permit for a deck to extend a
maximum of six (6) feet over an extreme slope and to encroach
three (3) feet into the rear yard setback at 92 Yacht Harbor;
WHEREAS, after notice pursuant to the City's Development
Code, a public hearing was held on May 9, 1989, at which time all
interested parties were given an opportunity to be heard and
present evidence;
NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF RANCHO
PALOS VERDES DOES HEREBY FIND, DETERMINE AND RESOLVE AS FOLLOWS:
Section 1: That the site cannot reasonably accommodate the
structure in another location not involving an extreme slope due
to limited level yard space available on the property;
Section 2: That the permit will result in no significant
adverse effect on the neighboring properties since the project is
specifically designed to mitigate any visual impacts and avoid
impairment of views;
Section 3: That there will be insignificant disturbance to
the slope as the footings would require minimal excavation on the
slope and the natural grade will be left intact;
Section 4: That the granting of such an approval will not be
contrary to the objectives of the General Plan in that it is
encouraging reasonable development of the property without
impairing the views of neighboring properties or creating any
safety hazards;
Section 5: For the foregoing reasons, the Planning Commission
of the City of Rancho Palos Verdes hereby approves Extreme Slope
Permit No. 12, Coastal Permit No. 69 and Minor Exception Permit
No. 333, subject to the attached conditions marked in Exhibit "A",
which are necessary to protect the public health, safety, and
general welfare of the area.
PASSED, APPROVED and ADOPTED this 9th day of May, 1989.

EXHIBIT "A"
•
1. The deck shall not extend more than six (6) feet over the
extreme slope.
2. A landscape covenant shall be submitted to the Department of
Environmental Services prior to issuance of a building permit.
3. A landscape plan which shall screen the deck footings from
public view, shall be submitted to the Department of
Environmental Services for review and approval.
4. Only two caissons shall be permitted in the extreme slope
area. The two lowest caissons as shown on the plans shall be
deleted.
5. This approval shall expire within 180 days unless extended by
the Planning Commission.
