A RESOLUTION OF THE PLANNING COMMISSION OF
THE CITY OF RANCHO PALOS VERDES APPROVING
VARIANCE NO. 219 AND COASTAL PERMIT NO. 63
TO ALLOW A REDUCTION IN THE OPEN SPACE
REQUIREMENT FOR PROPERTY LOCATED WITHIN THE
COASTAL DISTRICT AT 4118 MARITIME.
WHEREAS , Mr. and Mrs . Richard Farman have requested a
Variance and Coastal Permit for a reduction in the open space
requirement and for an addition not to exceed 250 square feet in
area within the coastal setback zone, at 4118 Maritime ; and
WHEREAS , after notice issued pursuant to the provision of the
Rancho Palos Verdes Development Code, a public hearing was held on
December 13 , 1988 and March 14 , 1989 at which time all interested
parties were given an opportunity to be heard and present
evidence ;
NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF RANCHO
PALOS VERDES DOES HEREBY FIND, DETERMINE AND RESOLVE AS FOLLOWS :
Section 1 : That there are exceptional or extraordinary
circumstances or conditions applicable to the property which do
not apply generally to other properties in the same zoning
district , in that the lot size and dimensions are substandard and
do not meet the requirements of the RS-2 zoning district .
Section 2 : That the Variance is necessary for the
preservation and enjoyment of a substantial property right of the
landowner, since the original configuration and orientation of the
residence in relationship to the property lines and use areas
would not allow reasonable additions to be made without
conflicting with Code open space requirements .
Section 3 : That the granting of the Variance will not be
materially detrimental to the public health, safety and welfare ,
since the improvements made to the property do not adversely
impact the privacy or primary views of surrounding properties .
Section 4 : That the proposed development is in conformance
with the Coastal Specific Plan since the expansion is considered a
minor addition permitted by the Coastal Speciic Plan and
Development Code .
Section 5 : That the existing development , which is located
between the sea and the first public road, is in conformance with
applicable public access and recreation policies of the Coastal
Act , in that there are no existing or proposed public trails or
access points on the subject property.

Section 6 : For the foregoing reasons, the Planning
Commission of the City of Rancho Palos Verdes hereby approves
Variance No. 219 and Coastal Permit No. 63 subject to the
conditions of approval in Exhibit "A" .
PASSED, APPROVED and ADOPTED this 14th day of March, 1989 .

EXHIBIT "A"

2118 Maritime
Conditions of Approval
1 . The landowner shall submit a geology report to the City
Geologist for review and approval prior to issuance of a
building permit .
2 . The landowner shall submit a notarized Liability Waiver prior
to issuance of a building permit .
3 . A Landscape Covenant shall be submitted to the Department of
Environmental Services prior to the issuance of building
permits .
4 . A Covenant limiting the total habitable area of the building
to 2128 square feet shall be submitted to the Department of
Environmental Services prior to the issuance of building
permits .
5 . Final plans shall substantially conform to the plans approved
by the Planning Commission.
