A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF RANCHO PALOS VERDES APPROVING VARIANCE
NO . 230 FOR A DECK ADDITION TO EXTEND A MAXIMUM
OF 12 FEET OVER AN EXTREME SLOPE LOCATED AT 6661
CREST ROAD.
WHEREAS , Dr. David Bray has requested a Variance for a
proposed deck over a slope which exceeds 35% in steepness ;
and
WHEREAS , after notice issued pursuant to the provisions
of the Rancho Palos Verdes Development Code , a public hearing
was held on January 31 , 1989 , at which time all interested
parties were given an opportunity to be heard and present
evidence ;
NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF
RANCHO PALOS VERDES DOES HEREBY FIND, DETERMINE AND RESOLVE
AS FOLLOWS :
Section 1 : That there are special circumstances related
to the topography of the property which are not generally
found on other lots in the same zoning district , since the
subject property was legally created with a 2 : 1 transitional
slope .
Section 2 : That there are special circumstances which
unreasonably restrict the applicant ' s ability to develop the
property in conformance with City development regulations , in
that there is limited area available on the site to add a
deck that would not involve an area of extreme slope .
Section 3 : That approval of the Variance will not
confer a special privilege on the applicant in relation to
similarly situated property owners in the same zoning
district , in that similar property in the same zoning
district would be allowed to construct similar additions .
Section 4 : That approval of the Variance will not cause
materially detrimental effects in surrounding properties , in
that the proposed deck complies with Code setback, height and
open space requirements and will not impair the primary views
from adjacent properties .
Section 5 : The proposed development is in conformance
with the General Plan, RS-3 zoning provisions.

Section 6 : For the foregoing reasons , the Planning
Commission of the City of Rancho Palos Verdes hereby approves
Variance No . 230 , subject to the attached conditions on
Exhibit "A" , for a deck which will extend over an extreme
slope at 6661 Crest Rd.
PASSED, APPROVED and ADOPTED this 31st day of January,
1989 .

EXHIBIT "A" .
1 . A landscape and irrigation plan which screens the deck
footings , blends the structure into the existing slope ,
and utilizes drought tolerant material . Landscaping
must be installed per plan prior to building final .
2 . The structure must be maintained with a color that
blends with the natural landscaping.
3 . Shall obtain all applicable building permits .
