P.C . RESOLUTION NO. 89 - 1
A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF RANCHO PALOS VERDES APPROVING REVISION
"D" TO CONDITIONAL USE PERMIT NO. 101 FOR A
RETAIL COMMERCIAL DEVELOPMENT AT 28849 WESTERN
AVENUE.
WHEREAS , BPT (South Bay) Associates has requested a
modification to the parking and landscaping plan for the retail
commercial center located at the southwest corner of Western
Avenue and Caddington Drive ; and
WHEREAS , a public meeting was held on Wednesday , November 9,
1988 , at which time all interested parties were given the
opportunity to give testimony and present evidence .
NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF RANCHO
PALOS VERDES DOES HEREBY FIND, DETERMINE AND RESOLVE AS FOLLOWS :
Section 1 : That there will be no significant environmental
impacts resulting from this revision in that the mitigation
measures of the Final Negative Declaration for Environmental
Assessment No. 477 shall continue to apply.
Section 2 : That the revision results in a net increase in
loading spaces , thereby meeting the findings for the project made
in P.C . Resolution No . 86-28 .
Section 3 : That the revised landscaping plan does not reduce
the required landscaping and supplements the required screening
and perimeter landscaping.
Section 4 : That the attached Conditions of Approval in
Exhibit "A" will ensure that the project is developed in the
intended manner.
Section 5 : For the foregoing reasons , the Planning
Commission of the City of Rancho Palos Verdes does hereby approve
the revisions to the project subject to the conditions contained
in Exhibit "A" , which are necessary to preserve the public health,
safety and general welfare in the area.
APPROVED and ADOPTED this 11th day of January, 1989 .

EXHIBIT "A"
CONDITIONAL USE PERMIT NO. 101 REVISION "D"
1 . All previously approved conditions of approval for
Conditional Use Permit No . 101 , as revised through Revisions
"A" , "B" , and "C" , remain in full force and effect .
2 . A loading space shall be permitted in the northeast corner of
the development in front of level "A" (as depicted on the
attached plan) .
3 . A three ( 3 ) foot landscaped planter shall be maintained
between the loading space and the building frontage .
4 . The loading surface shall be constructed of a "grass-crete"
material , to be reviewed and approved by the Director of
Environmental Services , with adequate irrigation to maintain
the space as a "green" landscaped area.
5 . The landscape plan shall be amended to deposit upgraded
landscaping in the northeast corner (north of the loading
space) and added annual color along Caddington and Western.
