A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF RANCHO PALOS VERDES APPROVING THE
APPEAL OF HEIGHT VARIATION NO. 494 THEREBY
APPROVING THE PROJECT AS REVISED AT 4380
DAUNTLESS .
WHEREAS , the Director of Environmental Services denied Height
Variation No . 494 for a second story addition located at 4380
Dauntless Drive ; and
WHEREAS , on October 20 , 1987 , Mr. and Mrs . Charles Williams
filed an appeal to the Planning Commission within 15 days of the
decision of the Director of Environmental Services ; and
WHEREAS , on September 27 , 1988 , the Planning Commission
considered the appeal of Height Variation No . 494 at which time
all interested parties were given an opportunity to be heard and
present evidence .
NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF RANCHO
PALOS VERDES DOES HEREBY FIND, DETERMINE AND RESOLVE AS FOLLOWS :
Section 1 : The proposed structure as revised is designed and
situated in such a manner as to minimize view obstruction.
Section 2 : View impairment for the portion of the proposed
addition as revised, over sixteen feet high does not significantly
impair the primary view from 4343 or 4361 Dauntless which was
identified as having a view as set forth in the City ' s Development
Code .
Section 3 : The proposed structure is not located on a ridge
or promontory.
Section 4: The structure does not significantly impair a
view or vista from public property (parks , major thoroughfare ,
bikeways, walkways, equestrian trails, etc . ) which has been
identified in the City ' s General Plan, Coastal Plan, or City-
approved viewing areas.
Section 5 : There is no significant cumulative impact caused
by granting the application.
Section 6 : That after consideration of the appeal of Height
Variation No. 494 on October 11 , 1988 , the Planning Commission
approved the appeal and thereby approved the project as revised at
4380 Dauntless .
PASSED, APPROVED, and ADOPTED on October 11 , 1988 .

EXHIBIT "A"
HEIGHT VARIATION 494 - APPEAL
4380 DAUNTLESS
1 . A vegetation covenant to be reviewed and approved by the
Director of Environmental Services must be recorded prior to
building final . All vegetation on the property must be
maintained to protect existing views from significant view
impairment .
2 . The maximum height of the project may not exceed 24 '-
2 5/8" as measured from the top of the lowest foundation to
the top of the highest ridge in the area between the existing
house and garage and 21 '-0" as measured to the top of the
highest ridge of the addition over the garage .
3 . The maximum size of the addition shall be 745 square feet .
4. The encroachment into the front and side setbacks require
modifications to conform to Code requirements or submittal
and approval of the appropriate applications. The front
encroachment of the stairwell would require a Minor Exception
Permit and side encroachment of the balcony would require a
Variance.
5 . The applicant shall record a covenant limiting the use of the
second story addition so that no kitchen facilities are
installed and the addition is not used as a second unit.
