RESOLUTION NO. 88 - 53 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF RANCHO PALOS VERDES APPROVING REVISION "C" TO CONDITIONAL USE PERMIT NO. 101 AND SIGN PERMIT NO. 344 AND 368 REVISIONS FOR A PROJECT LOCATED AT 28849 WESTERN AVENUE. WHEREAS , BPT (South Bay) Associates, has requested a revision in the original conditions of approval controlling facade colors , details and signage requirements for the shopping center located at the south west corner of Western Avenue and Caddington Drive . WHEREAS , a public meeting was held on Tuesday, September 13 , 1988, at which time all interested parties were given the opportunity to give testimony and present evidence . NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF RANCHO PALOS VERDES DOES HEREBY FIND, DETERMINE AND RESOLVE AS FOLLOWS : Section 1 : That there will be no significant environmental impacts resulting from this revision in that the mitigation measures of the Final Negative Declaration for Environmental Assessment No. 477 shall continue to apply. Section 2 : That the granting of the Conditional Use Permit and Sign Permit revisions will not be contrary to the objectives of Specific Plan II or of the General Plan in that the proposed revision comply with Specific Plan II , the General Plan and zoning land use designations. Section 3 : That the revisions result in a development proposal which preserves the architectural style and unique characteristics of the retail center. Section 4: That the attached Conditions of Approval in Exhibit "A" will ensure that the project is developed and leased in the intended manner. 411 1110 Section 5 : For the foregoing reasons, the Planning Commission of the City of Rancho Palos Verdes does hereby approve the revisions to the project subject to the conditions contained in Exhibit "A" , which are necessary to preserve the public health, safety and general welfare in the area. The building and sign colors described as follows are acceptable for final finish. a. Concrete and Stucco - Fuller O'brien Fulcolor Mauve Mist (C-74) , Silver Lining (D-70D) , Channel Waters (E-87 ) and Ceramic (E-94) b. Storefront Colors - Fuller O'brien Fulcolor Aquamarine (E-123 ) Bay Cove (E-63 ) Ultra Red (C-118) c . Spaceframe Colors - Fuller O'brien Fulcolor Same as Concrete and Stucco d. Signage Colors - Plexiglas Green 2030 Blue 2324 Blue 2648 Blue 2050 Red 2157 2 . Awnings shall be allowed along the Western Avenue and Caddington street frontages and on the exterior stairwells . 3 . The spaceframes and flat building parapet walls shall be allowed as shown on the attached reduced renderings . Detailed plans shall be submitted to the Director of Environmental Services prior to issuance of Certificate of Occupancy. 4. Tenant identification signage shall be allowed on storefront awnings in place of building facade signage and shall be limited to 20% of the awning exterior surface , up to the maximum area permitted under Sign Permit No . 368 , with letter height limited to 24 inches. P.C . Resolution No. 88 - 53 Page 3 4110 4110 5 . Duplicative tenant identification signage shall be allowed on the upper level of the stairwells on the north, south and west frontages only. Awning signage shall be allowed on the lower level stairwell awnings and awnings facing Western Avenue only when such signage is determined by the Director of Environmental Services to be primary storefront signage . 6 . The temporary "leasing" sign shall be permitted until June 30 , 1989 and shall generally conform to the previous conditions of Sign Permit No. 349. Additional extension requests shall be made to the Planning Commission. 7 . Storefront awnings shall be limited to two thirds of each building frontage on levels "A" , "B" , and "C" . P.C .
