A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF RANCHO PALOS VERDES APPROVING CONDITIONAL
USE PERMIT NO. 51 , REVISION "B" FOR DETACHING 16
UNITS IN PHASE III, LOTS 1-22 , TRACT 35040 AND
ALLOWING A GUARD RAIL AND LANDSCAPING IN THE PUBLIC
RIGHT-OF-WAY ADJACENT TO PALOS VERDES DRIVE SOUTH.
WHEREAS, Monte Rosa Partnership has made application to
detach the approved attached units on Lots 1 , 4 , 5 , 8, 9-14 ,
17-22 in Tract 35040 , and install a guard rail , landscaping and
irrigation in the public right-or-way; and
WHEREAS, after notice, issued pursuant to the provisions
of the City' s Development Code, a hearing was held on
January 26 , 1988 at which time all interested parties were given
an opportunity to be heard and to present evidence .
NOW, THEREFORE , THE PLANNING COMMISSION OF THE CITY OF RANCHO
PALOS VERDES DOES HEREBY FIND, DETERMINE AND RESOLVE AS FOLLOWS:
Section 1 : That this Conditional Use Permit revision is
consistent with the intent of the original Conditional Use Permit
approval .
Section 2 : That the granting of this Conditional Use Permit
revision will not significantly adversely affect or be materially
detrimental to property values , views and privacy, jeopardize,
endanger or otherwise constitute a menace to the public health,
safety, and welfare of persons in the surrounding area.
Section 3 : For the foregoing reasons , the Planning
Commission of the City of Rancho Palos Verdes hereby grants
Conditional Use Permit No . 51 - Revision "B" for the use described
herein subject to the Conditions of Approval in Exhibit "A" .
APPROVED and ADOPTED this 26th day of January, 1988 .

EXHIBIT "A"
CONDITIONAL USE PERMIT NO. 51 , REVISION "B"
1 . The "right side elevations" of the 200 units on Lots 18 and
21 must include windows , the placement of which shall be
subject to approval by the Director of Environmental
Services .
2 . A landscaping and irrigation plan must be submitted to the
Director of Environmental Services for review and approval .
Landscaping must screen the view of both sides of the guard
rail but may not exceed the height of the rail . The plan
shall utilize a majority of mature plant material and
varieties consistent with the approved tract landscaping.
3 . The location and height of the guard rail must be approved by
the Director of Public Works .
4 . A Hold-Harmless agreement and maintenance agreement as required
by the City for the landscaping, irrigation and guard rail in
the right-of-way must be filed with the Director of Public Works .
