A RESOLUTION OF THE PLANNING COMMISSION
OF THE CITY OF RANCHO PALOS VERDES
APPROVING VARIANCE NO. 178 AT 6842 CREST RD.
WHEREAS , Mr. and Mrs . Gabriel Law have requested a Variance
to construct a deck that will encroach into an area of extreme
slope at the rear of the subject property; and
WHEREAS, after notice issued pursuant to the provision of the
Rancho Palos Verdes Development Code , a public hearing was held on
November 10, 1987 , at which time all interested parties were given
an opportunity to be heard and present evidence;
NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF RANCHO
PALOS VERDES DOES HEREBY FIND , DETERMINE AND RESOLVE AS FOLLOWS :
Section 1 : That the configuration and topography of the lot
is unusual in that the majority of the outdoor area has a slope of
greater than 35%.
Section 2 : That there are exceptional and extraordinary
circumstances and conditions applicable to the property which do
not apply generally to the other properties in the same zoning
district , in that there is no other area on the lot which can
reasonably accommodate the deck as proposed without redesign in
conformance with the standards for an Extreme Slope Permit .
Section 3 : That approval of the Variance will not cause
materially detrimental effects on surrounding properties since the
deck can be designed to minimize height , disturbance to the slope
and the visual impact of the structure from surrounding
properties .
Section 4 : That approval of the Variance will not confer a
special privilege on the land owner in relation to similarly
situated properties in the same zoning district , in that
surrounding properties have adequate rear yard space .
Section 5: That the Variance would not be contrary to the
General Plan.

Section 6 : That the foregoing reasons , the Planning
Commission of the City of Rancho Palos Verdes hereby approves
Variance No . 178 subject to the conditions of approval attached in
Exhibit "A" .
PASSED, APPROVED and ADOPTED this 10th day of November , 1987 .

EXHIBIT "A"
VARIANCE NO . 177
1 . The deck shall be redesigned so that the maximum encroachment
into the extreme slope does not exceed 6 feet and the overall
size does not exceed 340 square feet .
2 . The landowner shall submit a landscape plan for the area
around the deck subject to the approval of the Director of
Environmental Services prior to the issuance of building
permits .
3 . The deck shall be painted and maintained in a color that
blends with the natural landscape subject to the approval of
the Director of Environmental Services .
4. The applicant shall provide complete geology and hydrology
reports which address the deck, subject to the review and
approval of the Building Division
