A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF RANCHO
PALOS VERDES GRANTING CONDITIONAL USE PERMIT NO. 109 AND
COASTAL PERMIT NO. 23 FOR THE CONSTRUCTION OF AN ADDITION TO AN
EXISTING RELIGIOUS FACILITY IN AN INSTITUTIONAL ZONE.
WHEREAS, Saint Peter's By the Sea has requested a Conditional Use
Permit and a Coastal Permit for the construction of an addition to an existing
building at 6410 Palos Verdes Drive South in an institutional zone; and
WHEREAS, after notice issued pursuant to the provisions of the City's
Development Code, a public hearing was held on September 23, 1986, at which
time all interested parties were given an opportunity to be heard and present
evidence.
NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF RANCHO PALOS
VERDES DOES HEREBY FIND, DETERMINE AND RESOLVE AS FOLLOWS:
Section 1: That the proposed use is permitted in the zone subject
to the issuance of a Conditional Use Permit.
Section 2: That the site is served by Palos Verdes Drive South,
which is designed to carry the type and quantity of traffic generated by the
proposed use.
Section 3: That the subject use and proposed addition with safeguards
and conditions imposed by the permit will cause no significant adverse effects
to adjacent properties or the permitted uses thereof.
Section 4: That the subject use is in conformity with the General
Plan and Coastal Specific Plan which designate the site appropriate for the
approved use.
Section 5: That given the project's location, design, adjacent uses,
and lot configuration and size, the site is adequate to accommodate the proposed
use and proposed addition.
Section 6: For the foregoing reasons, the Planning Commission of
the City of Rancho Palos Verdes hereby grants approval of Conditional Use Permit
No. 109 and Coastal Permit No. 23, subject to the conditions found in Exhibit
"A", which are necessary to protect and preserve the health, safety and general
welfare in the area.

EXHIBIT "A"
1. In the event the congregation and/or services continue to grow or the attendance
to Sunday services of the congregation increase to the point where traffic
created and level of associated needs increase to the point where there
is a significant change that would affect the public health, safety and
welfare, the applicant would be required to revise the proposed Conditional
Use Permit to address and mitigate the City's concerns.
2. Require the applicant to pay $1000.00 upon issuance of building permits
for the proposed addition, for the Public Works improvement of the street,
access to the site, and the signage and striping of the proposed Class
II bike trail.
