RESOLUTION P.C. NO. 86-24
A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF
RANCHO PALOS VERDES APPROVING VARIANCE NO. 141 AND
GRADING NO. 925
WHEREAS, Mr. and Mrs. John Pedretti have requested a variance to
allow a new two-story single family residence to encroach up to eight (8) feet
into the required twenty (20) foot front setback at 3532 Newridge Drive; and
WHEREAS, after notice pursuant to the City's Development Code a
public hearing was held on September 23, 1986, at which time all interested
parties were given an opportunity to be heard and present evidence.
NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF RANCHO PALOS
VERDES DOES HEREBY FIND, DETERMINE AND RESOLVE AS FOLLOWS:
Section 1: That there are exceptional or extraordinary circumstances
or conditions that exist relative to this property which do not apply generally
to other properties in the same district as the lot was legally created prior
to the adoption of the minimum lot size and setback ordinances.
Section 2: That such variance is necessary for the preservation
and enjoyment of substantial property right of the applicant which right is
possessed by others under like circumstances in the same zoning district due
to the size and restrictive topography of the subject site.
Section 3: That the granting of such a variance would not result
in adverse effects to the public welfare or the surrounding development patterns
as the proposed structure is similar in size, bulk and configuration as other
adjacent developments.
Section 4: That the granting of such a variance will not be contrary
to the objectives of the General Plan in that said plan encourages reasonable
development of the property without interfering with future and adjacent development
patterns or creating any safety hazards.
Section 5: That due to the constraints of the site, the proposed
grading is minimal and meets the intent of the Code.
Section 6: For the foregoing reasons, the Planning Commission
of the City of Rancho Palos Verdes hereby approves Variance No. 141, subjec
to the conditions in Exhibit "A".

EXHIBIT "A"
Variance No. 141 is approved subject to the following conditions:
1. The applicant shall obtain the necessary approvals and permits from the
Los Angeles County Fire Department, Southern California Water District
and the City Public Works Department to relocate the fire hydrant.
3. The applicant shall install an articulated garage door and an automatic
garage door opener.
