A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF
RANCHO PALOS VERDES APPROVING AN AMENDMENT TO CONDITIONAL
USE PERMIT NO. 92, TO ALLOW THE CONSTRUCTION OF A STORAGE/
OFFICE BUILDING AND PARKING LOT AT THE SALVATION ARMY SITE
WHEREAS, the Salvation Army, located at 30840 Hawthorne Boulevard,
has requested approval to amend their existing CUP No. 92 by constructing a
storage/office building and parking lot on its site within an Institutional
Zoning District; and
WHEREAS, a public hearing was held on Tuesday, June 25, 1985, at
which time all interested parties were given the opportunity to give testimony
and present evidence,
NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF RANCHO PALOS
VERDES DOES HEREBY FIND, DETERMINE, AND RESOLVE AS FOLLOWS:
Section 1: That the 42 acre Salvation Army site is adequate in
size and shape to accommodate the proposed building and parking lot.
Section 2: That the site is served by two major arterials, Palos
Verdes Drive South and Hawthorne Boulevard, which are designed to carry the type
and quantity of traffic generated by the existing use and the proposed structure
is not expected to generate additional traffic since it would consolidate exist-
ing activities.
Section 3: That there will be no significant adverse effects on
surrounding property or the permitted uses thereof because the proposed project
complies with City Development regulations and because conditions of approval
have been added to further reduce any potential adverse effects.
Section 4: That the use is not contrary to the General Plan, which
designates the site as appropriate for the proposed use.
Section 5: That there would be no significant negative impacts
associated with this use, as it has been found to be Categorically Exempt under
the provisions of the California Environmental Quality Act.
Section 6: For the foregoing reasons, the Planning Commission of the
City of Rancho Palos Verdes hereby approves Conditional Use Permit No. 92 Amendment,
subject to the conditions contained in Exhibit 'A' , attached hereto, which are
necessary to protect and preserve the public health, safety and general welfare
in the area.

EXHIBIT "A"
This amendment to CUP No. 92 is subject to the following conditions:
1) Construction and site development must conform to the approved plans
and to all applicable sections of the Rancho Palos Verdes Development
and Building Codes.
2) The existing trees north of the subject structure may be removed,
provided that replacement trees (15 gallon min.) are placed in the
parking area at a ratio of two new trees for each existing tree
removed.
3) Lighting in any of the proposed parking areas shall be shielded
to prevent off-site illumination. Detailed plans shall be submitted
to the Director of Environmental Services for review and approval
prior to installation.
4) One additional trash enclosure space (150 square foot minimum) shall
be provided within a maximum radius of 150 feet from the proposed
building.
5) At least two additional parking spaces shall be designated for the
exclusive use of the handicapped in the location indicated on the
approved plans.
6) The hillside (long-term) parking area must be completed prior to
occupancy of the subject building.
7) Any change in the use or occupancy of the subject office/storage
building shall require Planning Commission approval.
8) The landowner shall post a cash deposit, bond, or a combination
thereof in an amount sufficient to cover the cost of full improvements
to the centerline of the right-of-way on that portion of Palos Verdes
Drive South which abuts this project. Said improvements shall include
but not be limited to A.C. paving, curb/gutter, sidewalk, bikeway,
medians, landscaping and signalization. The design of such improvemets
shall be subject to adopted street standards or approval of the
Director of Public Works.
9) This Conditional Use Permit Revision shall expire within one year
of this approval unless building permits are issued or an extension
is granted by the Planning Commission prior to expiration.
