RESOLUTION NO. PC- 84- 22
RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF RANCHO PALOS VERDES SELECTING A PROJECT
AREA
THE PLANNING COMMISSION OF THE CITY OF RANCHO PALOS VERDES
HEREBY FINDS, DETERMINES, RESOLVES AND ORDERS AS FOLLOWS
Section 1. The staff of the City of Rancho Palos Verdes
has submitted reports and other information to the Planning
Commission regarding the landslide activity, the potential landslide
activity and other conditions existing within the territory
described in the Preliminary Plan, attached hereto as Exhibit
A. the Planning Commission has reviewed and considered such
reports and other information and based upon such review and
consideration, the Planning Commission hereby finds and determines
that conditions described in California Health and Safety Code
Section 33032 exist in such territory, and that the undertakings
of the Rancho Palos Verdes Redevelopment Agency with respect
to such territory is necessary to effectuate the public purposes
declared in California Health and Safety Code Section 33000,
et. seq.
Section 2. the Planning Commission hereby approves the
selection of such territory as a "project area" within the meaning
of that term under California Health and Safety Code Section
33320.1
Section 3 . the Planning Commission hereby formulates
and approves the Preliminary Plan regarding such project area,
attached hereto as Exhibit A.
Section 4. The Secretary of the Planning Commission
is hereby authorized and directed to transmit a copy of this
Resolution, together with all of its attachments, the Secretary
of the Rancho Palos Verdes Redevelopement Agency.
Section 5 . The Agency has selected the project area
and formulated the preliminary plan described in Section 2 and
3 hereof. Planning Commission Resolution No. 84-21 selected
a project area and formulated a preliminary plan different from
that described in Sections 2 and 3 hereof. Therefore, Planning
Resolution No. 84-21 is hereby repealed.

PROJECT AREA NO. 1
Section 1. Description of the boundaries of Pro ject Area. No.l.
The boundaries of Project Area No. 1 are described on the map
on the attached Exhibit.
Section 2. General Statement of Land Uses.
Land uses within Project Area No. 1 are residential, open space
hazard, recreational and institutional.
Section 3. General Statement of Layout of Principal Streets.
The only principal street in Project Area No. 1 is Palos Verdes
Drive South. Palos Verdes Drive South generally runs in an east-west direction
within the Project Area.
Section 4. General Statement of Population Densities.
The population within Project Area No. 1 is approximately 600 persons.
Project Area No. 1 contains approximately 1100 acres.
Section 5. General Statement of Building Intensities.
As noted in Section 4 hereof, Project Area No. 1 contains approximately
1100 acres. There are approximately 200 single family residential units in
Project Area No. 1. There is one building, the Wayfarers' Chapel, which is
devoted to institutional uses. There is also one group of buildings in the
Project Area which is devoted to a commercial use as a horse-riding stable.
Section 6. Proposed Standards.
The standards proposed as the basis for the redevelopment of Project
Area No. 1 are the Zoning and Subdivision Ordinance and the building codes of
the City of Rancho Palos Verdes, and all applicable federal, state and local
laws, rules and regulations, all as the same may be amended from time to time.
Section 7. Attainment of the Purposes of California Health and
Safety Code Sections 33000, et seq.
The redevelopment of Project Area No. 1 would provide for needed
planning, development, replanning, redesign, improvement, reconstruction and
rehabilitation of lands, buildings, structures, facilities and other improvements
and the provision of residential or other structures or spaces as may be
appropriate or necessary in the interest of the general welfare, including
recreational and other facilities incidental or appurtenant to them.
Section 8. Conformance to the General Plan.
The proposed redevelopment conforms to the General Plan of the City
of Rancho Palos Verdes, and the proposed planning, development, replanning, redesign,
improvement, reconstruction and rehabilitation of Project Area No. 1 and the
provision of the residential and other structures and spaces, including recreational
and other facilities incidental or appurtenant to them, is consistent with such
General Plan.

Section 9. General Description of the Project upon Residents and
Surrounding Neighborhood.
The impact of the redevelopment project upon residents of Project
Area No. 1 and upon the surrounding neighborhood will be positive. The
redevelopment project will provide for the planning, development, replanning,
redesign, improvement, reconstruction and rehabilitation of lands, buildings,
structures, facilities and other improvements and provide for residential or
other structures or spaces as may be appropriate or necessary in the interest
of the general welfare.
