A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF RANCHO PALOS VERDES GRANTING COASTAL
PERMIT NO. 1 FOR A RESIDENTIAL PROJECT WITHIN
SUBREGION 1 OF THE COASTAL SPECIFIC PLAN DISTRICT
WHEREAS, Burrell, Ltd. , has requested a Coastal Permit to allow
a twenty-five (25) lot Residential Planned Development (RPD) on a 36.4 acre site
located in Subregion 1 of the Coastal Zone adjacent to the Palos Verdes Estates
City boundary; and
WHEREAS, the site is designated for single family residential development
at no more than one dwelling per acre with three control district overlays and
hazard areas; and
WHEREAS, after public notice was issued pursuant to the provisions of
the City's Development Code, a public hearing was held on September 27, 1983,
at which time all interested parties were given an opportunity to be heard and
present evidence.
NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF RANCHO PALOS VERDES
DOES HEREBY FIND, DETERMINE, AND RESOLVE AS FOLLOWS:
Section 1: That the twenty-five (25) lot residential planned development
with a private park, common areas and public streets and access easements is
consistent with the objectives, policies, general land use, and programs specified
in the General Plan and Coastal Specific Plan.
Section 2: That the subject property is physically suitable to accommodate
Coastal Permit No. 1 in terms of design and density, and will not result in sub-
stantial environmental damage, based on compliance with the City's Development
Code, General Plan, and Coastal Specific Plan, and consideration of information
contained in the project's Final Environmental Impact Report (EIR 21) .
Section 3: That the proposed use with bikeways and public easements is
consistent with applicable public access and recreation policies of the Coastal Act.
Section 4: That the conditions of approval for Tentative Tract No. 40640
and Conditional Use Permit No. 68 shall apply and be a part of this approval.
Section 5: That the scope of the proposed project is covered by Environ-
mental Impact Report No. 21 and no new environmental document is required in
compliance with State and local environmental guidelines.
Section 6: For the foregoing reasons the Planning Commission of the
City of Rancho Palos Verdes hereby grants approval of Coastal Permit No. 1.
