A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF RANCHO PALOS VERDES GRANTING A REVISION
TO CONDITIONAL USE PERMIT NO. 37 FOR THE PROVISION
OF PARKING AT A COMMERCIAL FACILITY IN A COMMERCIAL
RECREATIONAL ZONE
WHEREAS, Hanna-Barbera's Marineland has requested an amendment to Conditional
Use Permit No. 37 to allow an overflow parking lot to be temporary and to rescind
Condition 5 of Planning Commission Resolution 78-26 and
WHEREAS, the commercial facility is located at 6610 Palos Verdes Drive
South, which is in a commercial recreational zone (CR); and
WHEREAS, the Planning Commission has reviewed the request at the regular
meeting of November 10, 1981, at which time all interested parties were given an
opportunity to be heard and present evidence.
NOW, THEREFORE, THE -PLANNING COMMISSION OF THE CITY OF RANCHO PALOS VERDES
DOES HEREBY FIND, DETERMINE, AND RESOLVE AS FOLLOWS*
Section 1• The formula established in Condition 5 of Planning Commission
Resolution 79-1 is no longer valid due to the increased reliance on non -automobile
transportation to the facility.
Section 2: The need for the temporary parking lot which will accomodate
859 + automobiles was established by the daily attendance counts and.record of times
the lot area was used since 1978.
Section 3: That the proposed improvements are permitted in a Commercial
Recreation zone, subject to a conditional use permit.
Section 4: That the property is adequate in size and shape to accomodate
the proposed parking facilities, that all setbacks are adequate, and that landscaping
is required.
Section 5: That the site is served by Palos Verdes Drive South, which is
classified as an improved arterial street and' is designed to carry the type and
quantity of traffic generated by the facility. Further, that the proposed improvements
will not generate additional traffic.
Section 6: That the proposed project will not result in any significant
effects on the subject property or adjacent properties or to the permitted uses
thereof. Further, that an Initial Study was prepared which determined that no
significant impacts would result.
Section 7: That the proposed project does not conflict with the General Plan
or Coastal Plan, which designates the site as being appropriate for said use.
Section 8: For the foregoing reasons, the Planning Commission of the City
of Rancho Palos Verdes hereby grants approval of an amendment to Conditional Use Permit
No. 37, subject to the conditions found in Exhibit "A", which are necessary to protect
and preserve the health, safety and general welfare in the area and to mitigate potential
significant adverse environmental impacts.

EXHIBIT "A"
AN AMENDMENT TO CONDITIONAL USE PERMIT NO. 37 IS HEREBY APPROVED SUBJECT TO
THE FOLLOWING CONDITIONS:
1. This Conditional Use Permit Amendment shall expire in one (1) year,
but may be renewed on a year to year basis not to exceed three (3)
years.
2. A final landscape plan shall be approved by the Director of Planning
and the landscaping shall be completed within ninety (90) days of this
date.
3. The landscape plan shall be designed to visually buffer the proposed
parking lots yet preserve the view corridor as established by the
City's Coastal Specific Plan.
4. The landscape plan must be submitted within fifteen (15) days of this
date.
5. Within thirty (30) days of this date, the applicant shall submit a
written statement certifying that all of the above conditions are
understood and agreed upon.
