A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY
OF RANCHO PALOS VERDES GRANTING VARIANCE NO. 66 FOR
THE REPLACEMENT OF A RESIDENTIAL ACCESSORY STRUCTURE
(GARAGE) AND AN INCREASE OF SQUARE FOOTAGE TO ACCOM-
MODATE STORAGE AREA.
WHEREAS, Mr. and Mrs. Jesus E. Olivo have requested a variance for the
construction of a residential accessory structure which was destroyed by fire
at 26724 Shorewood Avenue, Rancho Palos Verdes; and
WHEREAS, after notice pursuant to Rancho Palos Verdes Development Code,
a public hearing was held on April 20, 1981 at which time all interested parties
were given an opportunity to be heard and present evidence.
NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF RANCHO PALOS VERDES
DOES HEREBY FIND, DETERMINE AND RESOLVE AS FOLLOWS:
Section 1: That there are exceptional or extraordinary circumstances
applicable to the property involved, or to the intended use of the property
which do not apply generally to other property in the same zoning district,
since the fire damage caused a total loss and a two -car garage is a requirement
in the single-family district and an increase in square footage will allow for
additional storage area which is incidental to this accessory use. -
Section 2: That such a variance is necessary for the preservation and
enjoyment of a substantial property right of the applicant, which right is
possessed by other property owners under like conditions in the same zoning
district, because the original structure was constructed within seven (7) feet
of the rear property line and site constraints preclude another location on the
property.
Section 3: That the granting of the variance will not be materially
detrimental to the public welfare or injurious to property and improvement in
the area in which the property is located since a two -car garage is a minimum
requirement and storage is a part of this use.
Section 4: That the intended use is not contrary to the General Plan.
Section 5: For the foregoing reasons, the Planning Commission of the
City of Rancho Palos Verdes hereby grants approval of Variance No. 66 subject
to the conditions found in Exhibit "All.

EXHIBIT "A"
VARIANCE NO. 66 IS HEREBY APPROVED SUBJECT TO THE FOLLOWING CONDITIONS:
1. That this permit expires six (6) months -from the date of approval unless
building permits have been applied for.
2. Any significant change to the plan (determined by the Director of Planning)
shall revoke this approval.
3. That the applicant shall file a statement, in writing, with the City within
thirty (30) days of this approval that they have read and understand the
conditions herein imposed on the property.
