A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF RANCHO PALOS VERDES APPROVING TENTATIVE
PARCEL MAP NO. 11986 FOR A LOT LINE ADJUSTMENT
WHEREAS, Tentative Parcel Map No. 11986 has been filed for a lot line
adjustment for 2300 and 2310 Sparta'Drive; and
WHEREAS, the Planning Commission has reviewed this matter at a public
meeting on May 8, 1979, and has approved said map, subject to stated condi-
tions; and
NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF RANCHO PALOS
VERDES DOES HEREBY FIND, DETERMINE AND RESOLVE AS FOLLOWS:
Section 1: The Tentative Parcel Map and the design of the lots are
consistent with the General Plan and Development Code since approval of the
map will result in lots of a minimum lot size of 20,000 square feet and of
sufficient lot dimensions.
Section 2: The lot line adjustment is categorically exempt, pursuant
to the California Environmental Quality Act.
Section 3: The lot line adjustment will not be materially detrimental
to property values, jeopardize, endanger, or otherwise constitute a menace
to the public health, safety, or general welfare of persons or properties
in the surrounding area.
Section 4: There are no public easements which will be interfered
with by the lot line adjustment.
Section 5: That division and development of the property in the manner
set forth on the map of Parcel Map No. 11986 will not unreasonably interfere
with the free and complete exercise of the public entity and/or public util-
ityrights-of-w:way. and/or easements within the parcel map.
Section 6: For the foregoing reasons, the Planning Commission of the
City of Rancho Palos Verdes hereby grants approval to Tentative Parcel Map
No. 11986 for a lot line adjustment for 2300 and 2310 Sparta Drive, subject
to the following conditions marked Exhibit "A", which are necessary to pro-
tect and preserve the public health, safety, and welfare in the area.

EXHIBIT "A"
1. A final parcel map prepared by, or under the direction of, a registered
civil engineer or licensed land surveyor must be processed through this
Department prior to being filed with the County -Recorder unless waived
in accordance with the State Subdivision Map Act.
2. If signatures of record title interests appear on the final map, submit
a preliminary guarantee. A final guarantee will be required at the time
of filing of the parcel map with the County Recorder. If said signatures
do not appear on the final map, a preliminary title report/guarantee is
needed that covers the area showing all fee owners and interest holders.
The account for this preliminary title report/guarantee should remain
open until the final parcel map is filed with the County Recorder.
3. Prior to submitting the final map to the City Engineer for his examina-
tion pursuant to Section 66450 of the Government Code, obtain clearances
from all affected departments and divisions, including a clearance from
the Subdivision Section of Mapping Division of the County Engineer for
the following items: mathematical accuracy, survey analysis, correct-
ness of certificates and signatures, etc.
4. Prior to approval of the final map, the applicant shall remove the exist-
ing illegal retaining wall or obtain all appropriate approvals and per-
mits for the existing retaining wall at 2310 Sparta Drive.
5. Easements shall not be granted or recorded within areas proposed to be
granted, dedicated, or offered for dedication for public streets or
highways, access rights, building restriction rights, or other easements
until after the final map is filed with the County Recorder unless such
easements are subordinated to the proposed grant or dedication. If
easements are granted after the date,of tentative approval, a subordina-
tion must be executed by the easement holder prior to the filing of the
final map.
6. Prior to approval of the -final map, the -applicant shall coordinate with
the Los Angeles County Mapping Division to resolve the problem with the
legal description of the subject property.
7. The page reference shown in the subtitle of the-teAtative map is in-
correct. Show correct reference on the 7.final map.
8. Following recordation, the developer shall submit to the City a brown -
line and print of the recorded map.
9. Within thitty (30) days of Planning Commission approval, the developer
shall submit in writing a statement that he has read and understands
all conditions.
