A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF RANCHO PALOS VERDES AMENDING CONDITIONAL
USE PERMIT NO. 37 FOR THE IMPROVEMENT OF A COM-
MERCIAL FACILITY IN A COMMERCIAL RECREATIONAL
ZONE
WHEREAS, Hanna -Barbera Marineland has requested an amendment to Conditional
Use Permit No. 37 to allow for the modification and construction of revised vehicular
entrance; and
WHEREAS, the commercial facility is located at 6610 Palos Verdes Drive South
which is in a Commercial Recreation zone (CR); and
WHEREAS, the Planning Commission has reviewed the request at the regular
meeting of March 13, 1979, at which time all interested parties were given an oppor-
tunity to be heard and present evidence.
NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF RANCHO PALOS VERDES
DOES HEREBY FIND, DETERMINE, AND RESOLVE AS FOLLOWS:
Section 1: That the proposed improvements include redesign and realignment
of an existing vehicular entrance, new landscaping, new directional signs and asso-
ciated improvements.
Section 2: That the need for the proposed improvements was established in
the Initial Study for Environmental Assessment No. 326 and by condition no. 4 of Reso-
lution P.C. No. 78-26.
Section 3: That the proposed improvements are permitted in a Commercial
Recreation (CR) zone, subject to a conditional use permit.
Section 4: That the property is adequate in size and shape to accommodate
the proposed entry modifications.
Section 5: That the site is served by Palos Verdes Drive South, which is
classified as an improved arterial street and is designed to carry the type and quan-
tity of traffic generated by the facility. Further, that the proposed improvements
will not generate additional traffic, but are designed to improve traffic flow and
traffic safety on Palos Verdes Drive South.
Section 6: That the proposed improvements will not result in any signifi-
cant effects on the subject property or adjacent properties or to the permitted uses
thereof. Further, that an Initial Study and supplemental Initial Study were prepared
which determined that no significant impacts would result.
Section 7: That the proposed improvements do not conflict with the General
Plan or Coastal Plan, which designates the site as being appropriate for said use.
Section 8: For the foregoing reasons, the Planning Commission of the City
of Rancho Palos Verdes hereby grants approval of an amendment to Conditional Use Per-
mit No. 37, subject to the conditions found in Exhibit "A", which are necessary to
protect and preserve the health, safety and general welfare in the area and to miti-
gate potential significant adverse environmental impacts.

This amendment to Conditional Use Permit No. 37 is hereby approved subject to the
following conditions:
1. This conditional use permit amendment shall expire within one (1)
year unless the project has been initiated.
2. All final site, grading, landscaping, irrigation and lighting plans
shall be approved by the Director of Planning prior to issuance of
construction petmits.
3. All final road plans and associated improvement bonds for the improve-
ments to the intersection on Palos Verdes Drive South and associated
bonds shall be submitted to the Director of Public Works within thirty
(30) days of this resolution. Also improvement bonds, as required in
condition no. 4 of Resolution P.C. No. 78-26, shall be submitted to
the Director of Public Works within thirty (30) days.
4. Since Coastal Commission approval may be required, the applicant shall
obtain necessary permits, if applicable.
5. Within thirty (30) days of this date, the applicant shall submit a written
statement certifying that all of the above conditions are understood and
agreed upon.
