A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF RANCHO PALOS VERDES APPROVING TENTATIVE
PARCEL MAP NO. 11435 FOR A LOT LINE ADJUSTMENT
WHEREAS, Tentative Parcel Map No. 11435 has been filed for a lot line
adjustment on 2800 Colt Road and 2652 Colt Road as shown on Tentative Parcel Map
No. 11435, and;
WHEREAS, the Planning Commission has reviewed this matter at a public meeting
on February 13, 1979 and has approved said map, subject to stated conditions;
NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF RANCHO PALOS VERDES
DOES HEREBY FIND, DETERMINE, AND RESOLVE AS FOLLOWS:
Section 1: The Tentative Parcel Map is for a lot line adjustment only and
the design of said modification is not contrary to the General Plan, since the approval
will not result in the creation of any non -conforming lots.
Section 2: The lot line adjustment is categorically exempt pursuant to the
California Environmental Quality Act.
Section 3: The lot line adjustment will not be materially detrimental to
property values, jeopardize, endanger, -,or 6therwiae-.constitute-,a menace_to-the public
health, safety, or general welfare of persons or properties in the surrounding areas.
Section 4: The Advisory Agency hereby determines that division and develop-
ment of the property in the manner set forth on the map of Parcel Map No. 11435,
will not unreasonably interfere with the free and complete exercise of the public
entity and/or public unity right- of way and/or easements within the Parcel Map.
Section 5: For the foregoing reasons, the Planning Commission of the City
of Rancho Palos Verdes hereby grants approval to Tentative Parcel Map No. 11435
lot line adjustment for 2800 Colt Road & 2652 Colt Road subject to the following
conditions marked Exhibit "A", which are necessary to protect and preserve the
public helath, safety, and welfare in the area.

EXHIBIT 'W'
TENTATIVE PARCEL MAP NO. 11435 IS APPROVED SUBJECT TO THE FOLLOWING CONDITIONS:
1. A final parcel map by, or under the direction of a registered civil engineer
or licensed land surveyor must be processed through the Department of the City
Engineer prior to being filed with the County Recorder.
2. Prior to submitting the parcel map to the City Engineer for his examination
pursuant to Section 66450 of the Government Code, obtain clearances from all
affected departments and divisions, including a clearance from Subdivision
Section of Mapping Division of the County Engineer for the following items:
mathematical accuracy, survey analysis, correctness of certificates and
signatures, etc.
3. Submit evidence of a minimum of fifteen feet of legal and physical access
to each parcel from a dedicated street. Delineate said access on the
final parcel map. If a waiver and certificate of compliance is granted,
said access should be delineated on a map attached to the certificate of
compliance.
4. Verification of Northwesterly boundary line of 2800 Colt Road.
