A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF RANCHO PALOS VERDES GRANTING CERTAIN
MODIFICATIONS TO CONDITIONAL USE PERMIT NO. 28,
WHICH PERMITS A RESIDENTIAL PLANNED DEVELOPMENT
IN A SINGLE FAMILY RESIDENTIAL DISTRICT
WHEREAS, Conditional Use Permit No. 28 was approved on April 12, 1977,
which permits a 31 -unit single family residential planned development on a 17.1
acre site located to the south of St. John Fisher Church and abutting Crenshaw
Boulevard; and
WHEREAS, Rancho Crest Associates has requested a modification to Condi-
tional Use Permit No. 28 which would allow future residential structures to ex-
ceed sixteen (16) feet in height, but not thirty (30) feet, as defined in the
City's Development Code.
WHEREAS, following an informal review by the Planning Commission on
April 25, 1978, at which time all interested persons were given an opportunity
to be heard and to present evidence.
NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF RANCHO PALOS
VERDES DOES HEREBY FIND AND DETERMINE AND RESOLVE AS FOLLOWS:
Section 1: That the Conditional Use Permit No. 28 was granted pursuant
to the Residential Planned Development provisions of the City's Development Code
and that the modification described herein is permitted within that Code, since
it has been determined that no view obstruction will result.
Section 2: That the site is adequate in both size and shape to accom-
modate the proposed development and the modification described herein.
Section 3: That the requested modification is not contrary to the
General Plan.
Section 4: That given the design of the development, location, physi-
cal character and conditions imposed by this Resolution, the granting of this
permit will not adversely affect the peace, health, safety or general welfare of
the area nor will it be materially detrimental to property values, jeopardize,
endanger or otherwise constitute a menace to the public health, safety, and
general welfare of persons or properties in the surrounding area.
Section 5: That the requested modification is not major and was deter-
mined to be generally consistent with the project approved under Conditional Use
Permit No. 28, and therefore will not result in significant adverse environmental
impacts.
Section 6: For the foregoing reasons, --the Planning Commission of the
City of Rancho Palos Verdes hereby grants approval of the modification to Condi-
tional Use Permit No. 28, subject to the attached conditions market Exhibit "A".

EXHIBIT "A"
Conditional Use Permit No. 39 is approved subject to the following conditions:
1. The developer shall cause the CC&Rs to be changed to reflect the modification-
approved herein. Two copies of the Draft Revisions shall be submitted to the
Director of Planning for review and approval.
2. Detailed plans of all modifications shall be submitted to the Director of
Planning for review and approval.
3. All residential structures shall be limited in height to the ridgeline eleva-
tions shown on the site plan reviewed by the Planning Commission April 25,
1978, and on file with the City.
