A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF RANCHO PALOS VERDES APPROVING TENTATIVE
PARCEL MAP NO. 7705
WHEREAS, Tentative Parcel Map No. 7705 has been filed,
which would allow for the division of a 39.38 acre parcel into two
(2) parcels, located south of the terminations of Calle De Suenos
and east of the intersection of Hawthorne Blvd. and Via Rivera; and
WHEREAS, the Planning Commission has reviewed this matter
on April 26, 1977, at which time all interested parties were given an
opportunity to be heard and to present evidence;
NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF
RANCHO PALOS VERDES DOES HEREBY FIND, DETERMINE, AND RESOLVE AS
FOLLOWS:
Section 1: That the division of the 39.38 acre parcel
into two (2) parcels with a minimum area of 19.38 acres is consistent
with the General Plan and Development Code.
Section 2: That the division of land is for the purposes
of sale only, which would allow for future development and/or sub-
division, pursuant to the objectives, policies, and general land use
specified in the General Plan.
Section 3: That the site is physically suitable for potential
development and density, as established by the General Plan and Devel-
opment Code, and that said division of land will not result in substan-
tial environmental damage, based on compliance with the City's General
Plan, and Development Code, and the California Environmental Quality
Act (CEQA).
Section 4: That the division of land is for the purposes of
sale only and no improvements are proposed, therefore will not be
materially detrimental to property values, jeopardize, endanger, or
otherwise constitute a menace to the public health, safety or general
welfare of persons or properties in the surrounding area, nor will it
adversely affect the peace, health, safety, or general welfare of the
area.
Section 5: There are no public easements which will be
interfered with by this division of land.
Section 6: For the foregoing reasons, the Planning Com-
mission of the City of Rancho Palos Verdes hereby grants approval of
Tentative Parcel Map No. 7705, subject to the attached conditions
marked Exhibit "A", which are necessary to protect the public health,
safety, and general welfare in the area.

EXHIBIT "A"
1. Drainage plans and necessary support documents to comply with
the following requirements must be approved prior to filing of
a final map:
(a) Place a note of flood hazard, to the satisfaction of
the City Engineer, on the final map and dedicate to the
City the right to restrict the erection of buildings or
other structures within those portions designated as areas
subject to flood hazard.
(b) Show and label all natural drainage courses unless they
are replaced by drainage facilities.
(c) No building permits will be issued for lots subject to
flood hazard until adequate drainage facilities protect-
ing those lots are operable, as determined by the City
Engineer.
2. Prior to the issuance of building permits, plans must be approved
to:
(a) Eliminate the sheet overflow and ponding or elevate the
floors of buildings with no openings in the foundation
walls to at least twelve inches above the finished pad
grade.
(b) Provide drainage facilities to protect the lots from high
velocity scouring action.
(c) Provide for contributory drainage from adjoining properties.
3. The final map must be approved by the Engineering Geology Section
to assure that all geologic factors have been properly evaluated.
4. A geology and/or soil engineering report may be required prior
to approval of building or grading plans.
5. A final parcel map prepared by, or under the direction of, a
registered civil engineer or licensed land surveyor must be
processed through this Department prior to being filed with
the County Recorder, unless waived in accordance with the Sub-
division Map Act.
6. Tentative Tract No. 33034 covers Parcel 1 of this map. The
subject parcel map must be recorded prior to the final approval
of Tract No. 33034 by the City of Rancho Palos Verdes.
7. Easements shall not be granted or recorded within areas proposed
to be granted, dedicated, or offered for dedication for public
streets or highways, access rights, building restriction rights,
or other easements until after the final parcel map is filed
with the County Recorder, unless such easements are subordinated
to the proposed grant or dedication. If easements are granted after
the date of tentative approval, a subordination must be executed
by the easement holder prior to the filing of the final parcel map.
8. If signatures of record title interests appear on the final map,
submit a preliminary guarantee. A final guarantee will be required
at the time of filing of the parcel map with the County Recorder.
If said signatures do not appear on the final map, a preliminary
title report/guarantee is needed that covers the area showing all
fee owners and interest holders. The account for this preliminary
title report/guarantee should remain open until the final parcel
map is filed with the County Recorder.

9. Prior to submitting the parcel map to the City Engineer for his
examination pursuant to Section 66450 of the Government Code, ob-
tain clearances from all affected departments and divisions,
including a clearance from the Subdivision Section of Mapping
Division of the County Engineer for the following items: mathe-
matical accuracy, survey analysis, correctness of certificates
and signatures, etc.
10. Correctly show and label the Los Angeles County Flood Control
District right of way for Private Drain No. T476 on the Final Map.
11. Future development of Parcels 1 and 2 shall require installation
and use of sanitary sewers.
12. Prior to recordation, comply with Section 66493-C (Special Assess-
ments) of the State Subdivision Map Act.
13. This approval expires twelve (12) months from the date of this
Resolution, if not recorded.
