PC RES 1977-009s �1 RESOLUTION NO. 77-9 (P.C.) A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF RANCHO PALOS VERDES APPROVING TENTATIVE PARCEL MAP NO. 7956 FOR A LOT LINE ADJUSTMENT WHEREAS, Tentative Parcel Map No. 7956 has been filed for a Lot Line Adjustment for Lots 51, 52, 53, and 54 of Tract No. 21143; and WHEREAS, the Planning Commission has reviewed this matter at a public meeting on April 12, 1977 and has approved said map, subject to stated conditions; and NOW, THEREFORE, the Planning Commission of the City of Rancho Palos Verdes does hereby find, determine and resolve as follows: Section 1: The Tentative Parcel Map and the design of the lots are consistent with the General Plan and Development Code since approval of the map will result in lots of a minimum lot size of 24,700 square feet and of sufficient lot dimensions. Section 2: The Lot Line Adjustment is categorically exempt, pursuant to the California Environmental Quality Act. Section 3: The Lot Line Adjustment will not be materially detrimental to property values, jeopardize, endanger, or otherwise constitute a menace to the public health, safety, or general welfare of persons or properties in the surrounding area. Section 4: There are no public easements which will be interferred with by the Lot Line Adjustment. Section 5: For the foregoing reasons, the Planning Commission of the City of Rancho Palos Verdes hereby grants approval to Tentative Parcel Map No. 7956 for a Lot Line Adjustment for Lots 51-54 of Tract No. 21143, subject to the following conditions marked Exhibit "A", which are necessary to protect and preserve the public health, safety, and welfare in the area. A final parcel map prepared by, or under the direction of, a registered civil engineer or licensed land surveyor must be processed through this Department prior to being filed with the County Recorder unless waived in accordance with the State Sub- division Map Act. 2. If signatures of record title interests appear on the final map, submit a preliminary guarantee. A final guarantee will be required at the time of filing of the parcel map with the County Recorder. If said signatures do not appear on the final map, a preliminary title report/guarantee is needed that covers the area showing all fee owners and interest holders. The account for this preliminary title report/guarantee should remain open until the final parcel map is filed with the County Recorder. 3. Prior to submitting the parcel map to the City Engineer for his examination pursuant to Section 66450 of the Government Code, obtain clearances from all affected departments and divisions, including a clearance from the Subdivision Section of Mapping Division of the County Engineer for the following items: mathe- matical accuracy, survey analysis, correctness of certificates and signatures, etc.
