A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF RANCHO PALOS VERDES GRANTING A CONDITIONAL
USE PERMIT FOR THE EXPANSION OF AN EXISTING
NON-CONFORMING TELEPHONE UTILITY FACILITY IN
AN RA-1 (1 ACRE) ZONE
WHEREAS, the General Telephone Company of California has re-
quested a conditional use permit for the expansion of their telephone
switching equipment station located at 5841 West Crest Road, a prop-
erty whose legal description is attached hereto as Exhibit "A" ; and
WHEREAS, a public hearing has been held before the City
Council on March 18, 1975, pursuant to the City' s Zoning Ordinance, at
which time the proposal was reviewed, testimony was taken, and all
interested parties were given the opportunity to be heard and to pre-
sent evidence.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF RANCHO
PALOS VERDES DOES HEREBY FIND, DETERMINE, AND RESOLVE AS FOLLOWS:
Section 1. That the current use and the proposed expansion,
which includes the addition of 6, 200 sq. ft. to the existing facility,
is permitted in this zone subject to a conditional use permit, pur-
suant to Section 208 (a) (4) of the Zoning Ordinance of the City of
Rancho Palos Verdes.
Section 2. That given the project' s location, design, and
the uses adjacent to the subject property, which include the California
Water Service Company water storage tanks and pumping station, granting
this conditional use permit will not adversely affect the health,
peace, comfort, or welfare of persons residing or working in the sur-
rounding area. Nor will it be materially detrimental to adjacent
property values, jeopardize, endanger, or otherwise constitute a men-
ace to the public health, safety, or general welfare of persons or
properties in the surrounding area.
Section 3. That the subject property being approximately
1. 5 acres is adequate in size and shape to accommodate the proposed
addition and the landscaping and other development features which might
be prescribed in this resolution.
Section 4. That the proposed site, which fronts Crest Road,
a fully improved highway having curbs, gutters, a sidewalk, immediate
access to utilities, and a paved roadway width of 60 feet, is ade-
quately served by public and private facilities and by a highway of
sufficient width and improvements to carry the kind and quantity of
traffic which this addition might generate.
For the aforementioned reasons, the City Council of the City
of Rancho Palos Verdes grants a conditional use permit on the property
and for the use as herein described and stated subject to the following
conditions which are necessary to ensure the health, safety, and gen-
eral welfare of the surrounding community. Said conditions are attached
hereto as Exhibit "B" .
PASSED, APPROVED, AND ADOPTED this 18th day of March

EXHIBIT "A"
Those portions of Lot "H" of the Rancho Los Palos
Verdes, in the City of Rancho Palos Verdes , County
of Los Angeles, State of California, alloted to Jotham
Bixby by decree of Partition in the action, "Bixby,
et al. vs Bent et al. " , Case No. 2373, in the District
Court of the 17th Judicial District of said State of
California, in and for said County of Los Angeles, and
entered in book 4 page 57 of Judgments, in the Superior
Court of said county, described as follows:
That portion of Parcel 50 of L.A.C.A. No. 51, in the
City of Rancho Palos Verdes, County of Los Angeles,
State of California, as per map recorded in book 1,
page 1 of Assessor' s Maps, in the office of the recorder
of said county, described as follows :
Beginning at the intersection of the northerly line of
Crest Road, 100.00 feet wide, as shown on said map, with
the easterly boundary of said lot; thence, along the
easterly boundary of said lot,
1st: - North 13° 20 ' 35" West - 304 . 64 feet; thence:
2nd: - South 86° 40 ' 10" West - 180 .46 feet to a two-
inch iron pipe; thence:
3rd: - South 30 19 ' 50" East - 300. 00 feet to the north-
erly line of said Crest Road; thence along said
northerly line,

of beginning.
EXHIBIT "B"
1. That the applicant submit a landscaping plan with
additional trees and shrubs which will help screen
and soften the existing and proposed facility.
Said plan is to be approved 'by the Director of
Planning.
2 . That samples of building materials and proposed color
schemes for the proposed addition be submitted to
and approved by the Director of Planning.
