CC RES 1975-012 RESOLUTION NO. 75-12 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF RANCHO PALOS VERDES GRANTING A ZONING VARIANCE FOR THE CREATION OF A LOT WITH AN AREA LESS THAN 1 ACRE WHEREAS, Southern California Edison Company has requested a zoning variance to create a parcel with an area less than the required one (1) acre for public utility purposes; and WHEREAS, after notice required by the City ' s Zoning and Sub- division Ordinances, a public hearing was duly held on the requested zoning variance on March 4, 1975, at which time all interested persons were given a full opportunity to be heard and to present evidence; NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF RANCHO PALOS VERDES DOES HEREBY FIND, DETERMINE, AND RESOLVE AS FOLLOWS : Section 1. Said real property whose legal description is attached hereto as Exhibit "A" is in an RA-1 (1 acre) zone , with a general location being approximately 600 feet north of Crestridge Road and east of Highridge Road in the City of Rancho Palos Verdes, Califor- nia, and consisting of 5, 000 square feet. Section 2. That the creation of the lot is exclusively for public utility purposes and as such constitutes a special circumstance whereby the strict application of the Ordinance deprives such property of privileges enjoyed by other property in the vicinity, such as the Los Angeles County equipment station, which is under identical zoning classification. Section 3. That given this special circumstance, the creation of this parcel will not constitute a grant of special privilege incon- sistent with the limitations upon other properties in the vicinity and under this zone. Section 4 . Given the proposed use, the strict application of a 1 acre minimum requirement would be inconsistent with the limita- tion upon other properties in the vicinity, such as Los Angeles County' s equipment station, which are in the same zone as the subject property. Section 5. The subject property is adjacent to the existing Los Angeles County equipment station and transmitting/receiving towers . The contours of the area are such that the site cannot be viewed from Crestridge Road or from any existing home in Rancho Palos Verdes . Therefore, this variance can be granted without adversely affecting the health, peace, comfort, or welfare of persons residing or working in the surrounding area, or be materially detrimental to the use, en- joyment, or valuation of property of other persons located in the vicin- ity. Section 6 . For the foregoing reasons , the City Council of the City of Rancho Palos Verdes does hereby grant to Southern Califor- nia Edison Company a zoning variance to create a parcel for said usage on said real property.
