A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF RANCHO PALOS VERDES GRANTING A ZONING
VARIANCE FOR THE CREATION OF A LOT WITH AN
AREA LESS THAN 1 ACRE
WHEREAS, Southern California Edison Company has requested a
zoning variance to create a parcel with an area less than the required
one (1) acre for public utility purposes; and
WHEREAS, after notice required by the City ' s Zoning and Sub-
division Ordinances, a public hearing was duly held on the requested
zoning variance on March 4, 1975, at which time all interested persons
were given a full opportunity to be heard and to present evidence;
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF RANCHO
PALOS VERDES DOES HEREBY FIND, DETERMINE, AND RESOLVE AS FOLLOWS :
Section 1. Said real property whose legal description is
attached hereto as Exhibit "A" is in an RA-1 (1 acre) zone , with a
general location being approximately 600 feet north of Crestridge Road
and east of Highridge Road in the City of Rancho Palos Verdes, Califor-
nia, and consisting of 5, 000 square feet.
Section 2. That the creation of the lot is exclusively for
public utility purposes and as such constitutes a special circumstance
whereby the strict application of the Ordinance deprives such property
of privileges enjoyed by other property in the vicinity, such as the
Los Angeles County equipment station, which is under identical zoning
classification.
Section 3. That given this special circumstance, the creation
of this parcel will not constitute a grant of special privilege incon-
sistent with the limitations upon other properties in the vicinity and
under this zone.
Section 4 . Given the proposed use, the strict application
of a 1 acre minimum requirement would be inconsistent with the limita-
tion upon other properties in the vicinity, such as Los Angeles County' s
equipment station, which are in the same zone as the subject property.
Section 5. The subject property is adjacent to the existing
Los Angeles County equipment station and transmitting/receiving towers .
The contours of the area are such that the site cannot be viewed from
Crestridge Road or from any existing home in Rancho Palos Verdes .
Therefore, this variance can be granted without adversely affecting
the health, peace, comfort, or welfare of persons residing or working
in the surrounding area, or be materially detrimental to the use, en-
joyment, or valuation of property of other persons located in the vicin-
ity.
Section 6 . For the foregoing reasons , the City Council of
the City of Rancho Palos Verdes does hereby grant to Southern Califor-
nia Edison Company a zoning variance to create a parcel for said
usage on said real property.

Beginning at a point in the Northerly line of Crestridge
Road (80 feet wide) as described in a Deed to said County
of Los Angeles, recorded as Document No. 3176 on Novem-
ber 20 , 1967, in Book D-3835 , Page 627 of Official Records
in the office of the County Recorder of said County, dis-
tant thereon Easterly 29. 17 feet from the Westerly end of
a curve therein that is concave Northerly and has a radius
of 2460 feet; thence Westerly along said curve an arc
distance of 29 . 17 feet to said Westerly end; thence con-
tinuing along said Northerly line North 76° 20 ' 17" West
175. 23 feet to the Westerly line of a 25 foot wide strip
of land described as Parcel A in a Deed recorded as Doc-
ument No. 5351 on August 24 , 1962, in Book D-1735, Page
202 of Official Records in the office of the County Recorder
of said County; thence North 240 41' 02" East along said
Westerly line, a distance of 461. 98 feet to the most West-
erly corner of the land described as Parcel 1 of said last
mentioned Deed; thence South 65° 16 ' 58" East 100 .00 feet
to the most Southerly corner of said land; thence North
24° 41 ' 02" East along the Southeasterly boundary of said
land, 150. 00 feet to the TRUE POINT OF BEGINNING of this
description; thence continuing North 24° 41' 02" East
