A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
RANCHO PALOS VERDES APPROVING VARIANCE N09 125
AND COASTAL PERMIT N0. 19
WHEREAS , Robert Haase has requested a Variance to allow enclosure of an
existing porch which would constitute expasion of a non - conforming commer-
cial building and use at 6108 Palos Verdes Drive South, Rancho Palos
Verdes, and;
WHEREAS, after notice pursuant to the City's Development Code, a public
hearing was held on December 17, 1985, at which time all interested parties
were given an opportunity to be heard and present evidence.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF RANCHO PALOS VERDES
DOES HEREBY FIND, DETERMINE AND RESOLVE AS FOLLOWS:
Section 1: 'That there are unusual circumstances relating to the loca-
tion of the subject property since the subject lot is a corner: lot in a
predominantly residential neighborhood.
Section 2: That such variance is necessary for the preservation and
enjoyment of a substantial property right of the applicant, which right is
posessed by of -her property owners under like conditions in the same zoning
district since the non - conforming status of the structure prevents any ex-
pansion, and this temporary expansion is necessary to maintain the economic
viability of the site.
Section 3: That the granting of the Variance will not be materially
detrimental to the public welfare or injurious to property and improvements
in the area in which the property is located since on -site parking will be
upgraded to meet current standards and the expansion will be screened from
public view.
Section 4: That the granting of such a variance will not be contrary
to the objectives of the General Plan, or the policies and requirements of
the Coastal Specific Plan since the expansion is temporary and will be ter-
minated and the enclosed porch restored to its orginal condition whenever
the current tenant no longer occupies the premises.
Section 5: For the foregoing,reasons, the City Council of Rancho Palos
Verdes hereby approves Variance No. 125 and Coastal Permit No. 19 subject
to the following conidtions:
A. The addition of one handicapped parking space or area shall be
provided within 90 days of adoption of this Resolution. A
parking lot plan must be submitted to the Environmental Serv-
ices Department for review and approval to implement this re-
quirement. Tandem parking may be approved.

B. Whenever the current tenant no longer occupies the premises,
the enclosed porch will cease to be used as office or storage
space, and all enclosing walls or windows shall be removed.
Proof of tenant occupancy shall be submitted to the Director
of Environmental Services during December of each year.
C. This project is subject to Environmental Excise Tax.
