A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF RANCHO PALOS VERDES APPROVING VARIANCE NO,
192-APPEAL FOR TWO EXISTING DOWNSLOPE DECKS
-0y)ER AN EXTREME SLOPE ON PROPERTY LOCATED AT
2-6701 BASS EWOOD AVENUE,
WHEREAS, Perry and Sue Tso have filed an appeal for Variance
No. 192 to allow two downslope decks on an extreme slope at 26703
Basswood Avenue; and
WHEREAS, on April 26, 1988, the Planning Commission denied
Variance No. 192 and required deck removal per P.C. Resolution No.
88-234, and

WHEREAS, Perry and Sue Tso filed appeal of the Planning
Commission decision on May 3, 1988 and after notice pursuant to
the City's Development Code a public hearing was held by the City
Council on July 6 and August 16, 1988, at which time all
interested parties were given an opportunity to be heard and
present evidence,
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY.Of RANCHO PALOS
VERDES DOES HEREBY FIND, DETERMINE, AND RESOLVE AS FOLLOWS.
Section 1 That granting the Variance is appropriate due to
administrative error, since the building. inspector failed to post
a stop work` order at time of construction of such decks and
allowed the ' property owners to proceed without a building permit
in conflict with the requirements of the Development Code,
Section 2: For the foregoing reasons, the City Council of
the City of Rancho Palos Verdes hereby approves Variance No. 192 -
Appeal subject to conditions attached in Exhibit "All and as
illustrated in attached Exhibit "B". This action has been deemed
necessary to insure that the public health, safety and welfare are
promoted,

EXHIBIT "A"
Variance No. 192-Appeal
Conditions of Approval
1.0 The exterior edges of the two downslope decks shall be cut
back to approximately 4 feet so as not to overhang the
existing downslope caissons (see attached Exhibit "B" for
illustrative purposes).
2-a Deck rails shall be open design no higher than 42 inches.
Clear plexiglass may be used as a windscreen.
3* The color of the decks shall be natural,
49 The owner shall submit, to the Director of Environmental
Services for review and approval, a landscape and irrigation
plan for the sloped area beneath the decks. Such plan shall
include shrubbery to screen the support caissons and the
under decking.
5. The owner shall obtain building permits for the as built
decks and as modified per this Variance. Any conditions by
the Building Official shall be complied with.
6* This approval is valid for 180 days. All conditions must be
complied within this time frame unless an extension is
granted by the Planning Commission.
