RESOLUTION P.C . NO. 87- 72
A RESOLUTION OF THE PLANNING COMMISSION OF
THE CITY OF RANCHO PALOS VERDES APPROVING
VARIANCE NO. 179 AT 4892 ELKRIDGE DRIVE .
WHEREAS , Mr. David Neuenschwander has requested a Variance
for an existing addition which encroaches into the required front
yard setback; and
WHEREAS , after notice issued pursuant to the provision of the
Rancho Palos Verdes Development Code , a public hearing was held on
November 24 , 1987 , at which time all interested parties were given
an opportunity to be heard and present evidence;
NOW, THEREFORE , THE PLANNING COMMISSION OF THE CITY OF RANCHO
PALOS VERDES DOES HEREBY FIND, DETERMINE AND RESOLVE AS FOLLOWS :
Section 1 : That the configuration and shape of the lot is
unusual in that the subject property is pie-shaped .
Section 2 : That there are exceptional and extraordinary
circumstances and conditions applicable to the property which do
not apply generally to the other properties in the same zoning
district , in that there is no other area on the lot which can
reasonably accommodate the expansion of the living room, study and
bedroom.
Section 3 : That approval of the Variance will not cause
materially detrimental effects on surrounding properties since the
addition does not increase the building footprint or increase the
height of the original residence .
Section 4 : That approval of the Variance will not confer a
special privilege on the land owner in relation to similarly
situated properties in the same zoning district , in that
surrounding properties are able to accommodate additions of a
similar size .
Section 5 : That the Variance would not be contrary to the
General Plan.
Section 6 : The landowner shall obtain all necessary building
and electrical permits for the additions from the Building
Division.

Section 7 : For the foregoing reasons , the Planning Commission
of the City of Rancho Palos Verdes hereby approves Variance No .
179 subject to the above condition of approval .
PASSED , APPROVED and ADOPTED this 24th day of November , 1987 .
