PC RES 1989-030P.C. RESOLUTION NO. 89-30 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF RANCHO PALOS VERDES APPROVING VARIANCE NO. 232 FOR A 49% REDUCTION IN LOT WIDTH FOR TENTATIVE PARCEL MAP NO. 20547 AT 46 ROCKINGHORSE ROAD. WHEREAS, Roy E. ,Tones has requested a Variance for reduced lot width in conjunction with a tentative parcel map application to subdivide a 1.03 acre parcel into two lots; and WHEREAS, the Planning Commission of the City of Rancho Palos Verdes held public hearings on May 9 and May 23, 1989 and all interested parties were given an opportunity to be heard and present evidence; NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF RANCHO PALOS VERDES DOES HEREBY FIND, DETERMINE, AND RESOLVE AS FOLLOWS; Section 1: That there are exceptional or extraordinary circumstances or conditions applicable to the property involved, which do not apply generally to other property in the same zoning district, due to the location of the existing buildable areas and the existing lot width of only 133 feet. Section 2: That such variance is necessary for the preservation and enjoyment of a substantial property right of the applicant, which right is possessed by other property owners under like conditions in the same zoning district since the majority of the original one acre lots have been split by grant deed into half acre parcels with similar flag lot configurations. Section 3: That the granting of the variance will not be materially detrimental to the public welfare or injurious to property and improvements in the area in which property is located since the two resulting parcels will each have the minimum 3,000 square foot buildable area, a minimum 90 foot lot width in the buildable areas of each parcel and adequate access from Rockinghorse Road. Section 4: That the granting of such a variance will not be contrary to the objectives of the general plan since the intended use of the property is consistent with the intended use expressed in the general plan (low density residential).
