PC RES 1989-0230 P.C. RESOLUTION NO. 89-23 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF RANCHO PALOS VERDES APPROVING EXTREME SLOPE PERMIT NO. 13 AT 6404 VIA COLINITA. WHEREAS, Keith Harter has requested an Extreme Slope Permit to allow a six foot deck to cantilever over an extreme slope and to allow the placement of five caissons into the extreme slope area at 6404 Via Colinita; and WHEREAS, after notice pursuant to the City's Development Code, a public hearing was held in April 25, 1989, at which time all interested parties were given an opportunity to be heard and present evidence. NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF RANCHO PALOS VERDES DOES HEREBY FIND, DETERMINE AND RESOLVE AS FOLLOWS: Section 1: That the site cannot reasonably accommodate the structure in another location not involving a extreme slope due to limited level yard space on the property. Section 2: That the permit will result in no significant adverse effect on the neighboring properties since the project is designed to mitigate any negative visual impacts and avoid impairment of views. Section 3: That there will be insignificant disturbance to the slope as the project requires minimal excavation on the slope and the existing grade will be left intact. Section 4: That the granting of such an approval will not be contrary to the objectives of the General Plan in that it is encouraging reasonable development of the property without impairing the views of neighboring properties or creating any safety hazards. Section 5: For the foregoing reason, the Planning Commission of the City of Rancho Palos Verdes hereby approves Extreme Slope Permit No. 13, subject to the attached conditions marked in Exhibit A, which are necessary to protect the public health, safety and general welfare of the area. Landscape Covenant to be recorded to protect views prior to issuance of Building Permits 2. Structure to be maintained in a color that blends with the natural landscape 3. Deck and understructure to be screened by approved landscaping to prohibit view of pool,spa and deck from adjacent properties. 4. Excavation of pool,spa and deck not to disturb existing wall at rear of property. 5. Landscape plan to be reviewed and approved prior to final inspection. 6.
