P .C. RESOLUTION NO. 88- 18
A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY
OF RANCHO PALOS VERDES APPROVING VARIANCE NO. 194 AT
27922 LONGHILL DRIVE.
WHEREAS , Ed and Janet Hallet have requested a Variance to
allow an existing downslope deck in an extreme slope at 27922
Longhill Drive; and
WHEREAS , after notice pursuant to the City ' s Development Code
a public hearing was held on March 22 , 1988 , at which time all
interested parties were given an opportunity to be heard and
present evidence;
NOW, THEREFORE , THE PLANNING COMMISSION OF THE CITY OF RANCHO
PALOS VERDES DOES HEREBY FIND, DETERMINE, AND RESOLVE AS FOLLOWS :
Section 1 : That there are exceptional or extraordinary
circumstances or conditions that exist relative to this property
which do not apply generally to other properties in the same
district in that the property is a flag lot which resulted in a
backyard that is smaller than those of other properties in the
vicinity.
Section 2 : That such Variance is necessary for the
preservation and enjoyment of a substantial property right of the
applicant which right is possessed by others under like
circumstances in the same zoning district since other properties
have larger , usable rear yards .
Section 3 : That the granting of such a Variance would not
result in adverse effects to the public welfare or the surrounding
development patterns as the deck has been in existence and as
conditioned it will result in a reduction to the existing
encroachment .
Section 4 : That the granting of such a Variance will not be
contrary to the objectives of the General Plan in that the deck
will not result in alteration to original slope and view impacts
have been mitigated .
Section 5 : That the site cannot reasonably accommodate the
structure in another location involving an extreme slope .
Section 6 : For the foregoing reasons , the Planning Commission
of the City of Rancho Palos Verdes hereby approves Variance No .
194 , subject to the conditions in Exhibit "A" .

EXHIBIT "A"
VARIANCE NO. 194
1 . The existing deck shall be modified by removing four (4) feet
from its northernmost cantilever. The overall deck extension
would then be reduced from its present 19 . 2 feet to 15 .2
feet .
2 . The applicant shall submit and have approved a landscape plan
to provide additional screening at the base and sides of the
modified deck.
