A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF RANCHO PALOS VERDES DENYING THE APPEAL
OF HEIGHT VARIATION NO. 489 THEREBY APPROVING
THE PROJECT AT 26139 BASSWOOD AVENUE .
WHEREAS, the Director of Environmental Services approved
Height Variation No . 489 for a second story addition located at
6139 Basswood Avenue on May 11 , 1987; and
WHEREAS , on May 26 , 1987 , Eduard and Janis Lukstein filed an
appeal with the Planning Commission within 15 days of the decision
of the Director of Environmental Services; and
WHEREAS, on August 11 , 1987, the Planning Commission heard
the appeal at which time all interested parties were given an
opportunity to be heard and present evidence .
NOW, THEREFORE , THE PLANNING COMMISSION OF THE CITY OF RANCHO
PALOS VERDES DOES HEREBY FIND, DETERMINE AND RESOLVE AS FOLLOWS :
Section 1 : That the proposed addition is not situated in the
principle identifiable views of adjacent properties located at
5547 , 5552 and 5553 Bayridge Road and 26147 and 26203 Basswood
Avenue .
Section 2 : That the portion of the proposed structure over
sixteen feet does not block the primary views of the surrounding
properties identified in Section 1 .
Section 3 : That the proposed structure is not located on a
ridge or promontory.
Section 4 : That the structure does not significantly impair
a view of vista from any public property which has been identified
in the City ' s General Plan , Coastal Specific Plan, or City-
approved viewing areas .
Section 5 : That there is no significant cumulative impact
caused by granting the application since this project does not
block any primary views of surrounding properties .

Section 6 : That after consideration of the appeal of Height
Variation No. 489 on August 11 , 1987 , the Planning Commission
denied the appeal and thereby approved the project at 26139
Basswood Avenue , subject to the condition attached in Exhibit "A" .
pASSED , APPROVED , and ADOPTED on the 25th day of August ,
1987 .

1 . The landowner shall cover the metal chimneys with a
reasonably natural material to camouflage their appearance
subject to the approval of the Director of Environmental
Services .
