RESOLUTION P.C. NO. 84-31
A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF
RANCHO PALOS VERDES APPROVING CONDITIONAL USE PERMIT #95 AND
THE FINAL NEGATIVE DECLARATION FOR ENVIRONMENTAL ASSESSMENT #456
WHEREAS, Michael and Carrie Concha (for Brighter Days Montessori
Preschool) have made application to place a modular building in their
existing preschool site located at 1903 Summerland Avenue, site of the
First Christian Church;and
WHEREAS, after a public hearing was held on November 27, 1984, at which
time all interested parties were given an opportunity to be heard and present
evidence.
NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF RANCHO PALOS
VERDES DOES HEREBY FIND, DETERMINE AND RESOLVE AS FOLLOWS:
Section 1: That the site is adequate in size and shape to accommodate
the intended expansion;
Section 2: That the site for the proposed expansion relates to streets
and roadways properly designed to carry the type and quantity of traffic
generated by the use;
Section 3: That by approving the expansion at the specific location,
there would be no significant adverse impacts on the adjacent properties or
permitted uses thereof;
Section 4: That the proposed use is not contrary to the General Plan;
and
Section 5: For the foregoing reasons, the Planning Commission of the
City of Rancho Palos Verdes hereby approves Conditional Use Permit No. 95 and
the Final Negative Declaration for Environmental Assessment #456, subject to
conditions found in Exhibit A, attached hereto.
APPROVED and ADOPTED this 27th day of November, 1984.

EXHIBIT A, RESOLUTION P.C. NO. 84-31
Conditional Use Permit 95 is approved subject to the following conditions:
1. Recess periods shall be split into two (2) sessions in the morning and
in the afternoon, so as not to exceed 48 students at recess at any
one time.
2. The compacted mound of dirt located in the eastern parking lot shall
be removed so as not to obstruct vehicular movement.
3. This Conditional Use Permit shall limit the total number of students
attending the Brighter Days Montessori Preschool located at 1903
Summerland Avenue to no more than 80.
4. Parents shall be notified to follow the one-way circulation pattern
as shown on the approved site plan. Appropriate directional arrows
and wording Center only", etc.) shall be painted to enforce such.
5. School hours of operation shall be limited to 7:30 a.m. to 6:00 p.m.
6. This approval is contingent upon the applicants obtaining the
appropriate state licenses for the expansion of their operation.
The license must be kept current or this CUP is null and void.
7. This approval to allow the placement of a temporary modular building
at the approved site location at the First Christian Church, 1903
Summerland Avenue, Rancho Palos Verdes, shall be valid only so long
as said modular building is utilized by the Brighter Days Montessori
Preschool.
