PC RES 1984-0050" RESOLUTION P.C. NO. 84-5 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF RANCHO PALOS VERDES DENYING TENTATIVE PARCEL MAP 15519 WHEREAS, Tentative Parcel Map. No. 15519 has been filed, which would allow for the division of a 91,030 square foot site into two parcels, each exceeding 20,000 feet; and WHEREAS, Tentative Parcel Map No. 15519 is located approximately 725 feet east of Colt Road on Clotilda Lane; and WHEREAS, the Planning Commission has reviewed this matter at public hearings held on May 24, 1983 and February 28, 1984 at which all interested parties were given an opportunity to be heard and present evidence. NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF RANCHO PALOS VERDES DOES HEREBY FIND, DETERMINE AND RESOLVE AS FOLLOWS: Section 1: That the division of the one (1) 91,030 square foot parcel into two parcels, each greater than 20,000 square feet, is consistent with the City's General Plan and Development Code. Section 2: That the Negative Declaration for this project was filed on May 10, 1983 in accordance with the California Environmental Quality Act guidelines and this project is in compliance with same. Section 3: That the creation of two (2) lots for residential purposes will be materially detrimental to property values, jeopardize, endanger, or otherwise constitute a menace to the public health, safety or general welfare of persons or properties in the surrounding area, and adversely affect the peace, health, safety, and general welfare in the area since the proposed project does not meet allowable roadway slope for fire access; the grading to provide access to Lot 2 and for the proposed structure is excessive and impactive and development on Lot 2 would have a significant and adverse effect on the canyon. Section 4: That the site is not physically suitable to accommodate two (2) lots in terms of design and potential uses. Section 5: For the foregoing reasons, the Planning Commission of the City of Rancho Palos Verdes hereby denys Tentative Parcel Map No. 15519. APPROVED and ADOPTED this 13th day of March 1984. n%T,W,ox--A Harvey Brown, Chairman r baron W. Hightower Director of Environmental/ervices Secretary to the Commission
