NO. 82-12 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF RANCHO PALOS VERDES RECOMMENDING ADOPTION OF CODE AMENDMENT NO. 14 MAKING MISCELLANOUS REVISIONS TO THE TEXT OF THE DEVELOPMENT CODE WHEREAS, the City has initiated Code Amendment No. 14, Miscellanous Text Revisions; and WHEREAS, the Planning Commission has held a public hearing on this matter on June 8, 1982 at which time all interested parties were given an opportunity to be heard and present evidence. NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF RANCHO PALOS VERDES DOES HEREBY RECOMMEND TO THE CITY COUNCIL AS FOLLOWS: Section 1: That the code revisions are necessary to correct, clarify and amend the language of the Code. . Section 2: That a negative declaration was issued for the project. Section 3: For the foregoing reasons, the Planning Commission of the City of Rancho Palos Verdes hereby recommends approval of Code Amendment No. 14, pursuant to Exhibit "A" attached. No lot shall be created with, nor shall any lot be reduced to result in, an area or dimension less than the minimum lot area and dimensions required in the respoective zoning district. Existing lots which have an area or dimension less than the minimum area required shall not be reduced in area or the respective dimension. Lot width shall be the distance from side property line,to side -property line, measured at a point midway between the front and rear property lines, parallel to the front property line or to a tangent at the midpoint of a curved front property line. For lots with a curved front property line and/or no rear property line, lot depth shall be the distance from the front property line (measured at the midpoint, perpendicular to a tangent at the midpoint) to a line within the lot (which is - ten (10) feet or greater and is parallel to the tangent). 17.40.030.A.1. A. Property Line Designation - 1. Front. For interior lots, the front property line shall be that property line abutting the primary public or private krttht-of-way} street of access. For corner lots, the front property line shall be the shorter property line abutting the primary public or private street of access. Any nonconforming structure which does not require a building permit and which has deteriorated or is damaged may be restored to original condition provided that such restoration does not pose a significant safety hazard, as determined by the Director, and that if the restoration is necessary due to damage, that restoration must start within one (1) year from the date the damage occurred. The Planning Director shall be notified prior to the restoration/replacement of any nonconforming structure. -GT D. The provisions of this chapter shall not apply to signs (see Chapter 17.52). -PT E. Single-family residences in single-family residential districts may be restored to original condition and may be expanded to conform to the setback standards in effect as of December 1, 1975. (Ord. 75-78(part), 1975). DEFINITIONS ADD: 16.04.385 "Downslope lot" means a lot that slopes downward from the main street of access.
