PC RES 1977-0057 A -0, RESOLUTION NO. 77-5 (P.C.) A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF RANCHO PALOS VERDES APPROVING A TENTATIVE PARCEL MAP FOR A LOT LINE ADJUSTMENT WHEREAS, a Tentative Parcel Map has been filed for a Lot line adjustment between Lots 1 and 2 of Block 1, Tract No. 9302; and WHEREAS, the Planning Commission has reviewed this matter at a public meeting on March 22, 1977,,n -,.and has approved said Map, subject to stated conditions; and NOW, THEREFORE, the Planning Commission of the City of Rancho Palos Verdes does hereby find, determine and resolve as follows: Section 1: The tentative parcel map is consistent with the General Plan. Section 2: The design of the proposed lot line adjustment is consistent with the General Plan. Section 3: The lot line adjustment is categorically exempt, pursuant to the California Environmental Quality Act. Section 4: The lot line adjustment will not be materially detrimental to property values, jeopardise, endanger, or otherwise constitute a menace to the public health, safety, or general welfare of persons or properties in the surrounding area. Section 5: There are no public easements which will be interfered with by the proposed lot line adjustment. Section 6: For the foregoing reasons, the Planning Commission of the City of Rancho Palos Verdes hereby grants approval to the tentative parcel map for a lot line adjustment between Lots 1 and 2 of Block 1, Tract No. 9302, subject to the following conditions marked Exhibit "A", which are necessary to protect and preserve the public, health, safety, and welfare in the area. A final Parcel Map shall be prepared by or under the direction of a registered civil engineer or licensed land surveyor and must be processed through the Department of the County Engineer prior to being filed with the County Recorder. 2. If the signatures of record title interests appear on the final map, submit a preliminary guarantee. A final guarantee will be required at the time of filing of the parcel map with the County Recorder. If said signatures do not appear on the final map, a preliminary title report/guarantee is needed that covers the area showing all fee owners and interest holders. The account for this preliminary title report/guarantee should remain open until the final parcel map is filed with the County Recorder. 3. Prior to submitting the Parcel Map to the City Engineer for his examination pursuant to Section 66450 of the Government Code, obtain clearances from all affected departments and divisions, including a clearance from the Subdivision Section of Mapping Division of the County Engineer for the following items: mathe- matical accuracy, survey analysis, correctness of certificates and signatures, etc. 4. Prior to filing of final map, Assessment No. 35 and 36 of County Improvement No. 2515 shall be paid. Condition No. 4 of Exhibit "A" of Resolution P.C. No. 77-5, approving Tentative Parcel Map No. 5649, was revised by the Planning Commission on September 11, 1979, as follows: 4. Prior to filing of final map the applicant shall post'a bond guaranteeing the payment of the improvements for Assessment No. 35 and 36 of County Improvement No. 2515, or that it be paid in full.
